DVC Resale Average Sales Prices for December 2019

This article features the average sales price of contracts categorized by resort and month sold for December 2018 through December 2019 by DVC Resale Market (DVCRM). Our goal for this is to provide great directional information for anyone considering a Disney Vacation Club (DVC) resale purchase or just wanting to satisfy a general curiosity of prices and trends.

Keep in mind that prices of a resort can still easily vary based on the size of the contract in points, the current point availability of the contract (i.e., points current, banked and borrowed) as well as other various factors (i.e., extended Old Key West contract, subsidized dues contracts, etc.). For example, contracts that are smaller and have higher point availability tend to sell for more than the average price per point and vice versa.

The Wild Ride of Determining the Resale Value of Riviera

December brought a 2nd sale of the Riviera Resort to DVCRM.  This time the value reached as high as $150 per point.  It is important to note this contract had not been used, meaning it had all April 2019 and all April 2020 points, just how it was originally sold.

So far, DVCRM has sold 2 Riviera contracts at an average of $135.50 per point.  Both contracts had reason to be above average in price per point value with one contract being a smaller 50 point contract and the other contract being a 150 point contract with all 2019 and 2020 points.  If the resale value of Riviera remains this high, it will be a triumph for DVC in creating a destination resort as opposed to a default resort for member vacations.

For Riviera to have a moderate to high resale value, it is paramount that the resort be perceived as a destination resort due to its uncommon restriction, which limits the use of Riviera points purchased via resale to stays just at Riviera and RCI.  So far, this is looking like a possibility, however, with only 2 sales in the DVCRM books, it is still way too early to be sure.  As Riviera matures in the resale market in 2020, the true answer to Riviera’s long term resale value should unfold.
