DVC Resale Average Sales Prices for November 2019

This article features the average sales price of contracts categorized by resort and month sold for November 2018 through November 2019 by DVC Resale Market (DVCRM). Our goal for this is to provide great directional information for anyone considering a Disney Vacation Club (DVC) resale purchase or just wanting to satisfy a general curiosity of prices and trends.

Keep in mind that prices of a resort can still easily vary based on the size of the contract in points, the current point availability of the contract (i.e., points current, banked and borrowed) as well as other various factors (i.e., extended Old Key West contract, subsidized dues contracts, etc.). For example, contracts that are smaller and have higher point availability tend to sell for more than the average price per point and vice versa.

Riviera Resort Resale Value

In the month of November, DVCRM sold its first Riviera Resort listing. Predicting the potential resale value of Riviera has been challenging, as it has an unprecedented restriction, which limits the use of Riviera points purchased via resale to stays just at Riviera and RCI. When this restriction was announced in January, it was a foregone conclusion this would negatively impact the resale value of Riviera—the only question was, how much?

To begin to understand the magnitude of this impact would be highly dependent on how well the resort was received, especially considering that the restriction limits resale buyers to Riviera as their only DVC option. On the verge of opening, so far that reception has been positive. A great example is DVCRM’s first Riviera resale, selling for $121 per point. It is important to note the contract was 50 points in size, and smaller contracts tend to sell at a higher price per point value. Regardless, at this price it would be on par with the resale value of a few Walt Disney World resorts, which is an accomplishment given its limiting restriction.

While we only have one example, there is reason to be optimistic Riviera could continue to resale at a price competitive with some WDW resorts as it has a long deed, diverse room mix, and thus far, a positive public reception from the limited audience that have seen it to date.

    Hey Nick, great article per usual! Question – how was the Riviera contract only 50 points? I thought direct contracts had to be a minimum of 75?

      Timothy, thanks! In the past they have done exceptions for 50 point masters but also keep in mind add-on contracts start a minimum of 25 points, so this could have easily been purchased as an add-on directly from Disney too.
