New Details on Lakeshore Lodge: Number of Rooms, Resale Restrictions, and More!

Disney’s recent filing with the Florida Department of Business & Professional Regulation has given us a little more information on Lakeshore Lodge, the upcoming DVC Resort. Located along Bay Lake right next to Fort Wilderness, Lakeshore Lodge is projected to open in 2027. Here’s what the filing revealed about the resort.
How Many Rooms Will Lakeshore Lodge Have?
Disney has already shared that Lakeshore Lodge will have a mix of Deluxe Studios, suites, and Lake Houses (A-frame waterfront cabins with one or two bedrooms). Based on the number of timeshare weeks in the new filing (about 45,552), there will be about 876 vacation homes. This is a huge number of rooms for a DVC Resort. To put it in perspective, that’s about on par with Saratoga Springs, which has 888 vacation homes. With so many vacation homes, Lakeshore Lodge is likely to have a lot of availability and many DVC points to sell.
Will Lakeshore Lodge Have Resale Restrictions?
Other filings show that Lakeshore Lodge has been categorized as a “Restricted Management Entity.” This designation aligns with that of Riviera, the Villas at Disneyland Hotel, and the Cabins at Disney’s Fort Wilderness Resort and reveals that Lakeshore Lodge will also have resale restrictions. With such restrictions, Lakeshore Lodge resale points can only be used to book stays at Lakeshore Lodge.

Will Lakeshore Lodge Join the Palmetto Trust?
Those familiar with the Cabins at Disney’s Fort Wilderness Resort will recall that the Cabins actually belong to a trust called the Palmetto Trust. Instead of purchasing a small portion of deeded property, DVC Members who purchase a contract at the Cabins actually purchase equity in the Palmetto Trust.
Disney filed for a Lakeshore Lodge Resort Use Plan, and this key term, Use Plan, indicates that Lakeshore Lodge will also be part of a trust just like the Cabins. It will not be sold as deeded property as DVC Resorts have in the past prior to the Cabins. Whether Lakeshore Lodge joins the Palmetto Trust along with the Cabins or not is unclear. However, based on how the Palmetto Trust is structured, it is still a possibility since the trust can include more than one Use Plan.
