Can I Sell My DVC Contract for a Profit?

With many other timeshares, contracts sell for pennies on the dollar and are hard to sell off.  Luckily, Disney Vacation Club is not like most other timeshares, and there is a strong demand for DVC resale contracts.  While DVC is more of a hedge against inflation rather than a financial investment, is it possible to sell your DVC contract for a profit?

If You Bought a Direct Contract

If you bought a contract directly from Disney in recent years, it’s unlikely that you’ll be able to sell your direct contract for a profit, but your contract will still be worth thousands.  For example, in 2021 a Polynesian contract was selling for $250 per point directly through Disney.  That means that an average contract of 160 points would have been $40,000.  If you were to sell that contract on the resale market, the average Polynesian resale contract is currently selling for $172 per point.  That means a 160-point contract could sell for a total of $27,520, which is a loss of about 31% compared to what you paid for the direct contract.

If you bought your DVC contract directly through Disney decades ago, the math would be entirely different.  Disney was selling Old Key West contracts for $51 per point back in 1991.  Today, that contract would sell on the resale market for an average of $101 per point (assuming that the contract expires in 2042 and the deed was not extended to 2057), so you would make a 98% profit! 

If You Bought a Resale Contract

With resale contracts, the opportunity for profit really depends on your home resort, when you bought your resale contract, and when you sell it.  For example, if you happened to purchase a resale contract in March 2020 when some resale prices were unusually low, a Polynesian resale contract was going for an average of $136 per point.  As noted above, Polynesian resale contracts are currently selling for an average of $172 per point.  This means that if you purchased a resale Polynesian contract in March 2020, you could sell it now for a 26% profit.  

Interestingly, if you look at the Grand Floridian resale contracts over that same time period from March 2020 (at an average of $166 per point) to present (at an average of $165 per point), the value is relatively unchanged and would sell at a small loss of 0.6%.
