When Does a DVC Deed Expire & How Much Does It Matter?

Unlike some other timeshare contracts, DVC contracts do have expiration dates, which means that you (and any family members to whom you pass down the contract) do not have to pay annual dues into perpetuity. Generally speaking, DVC deeds last for about 50 years, but not all deeds have the same number of years left. Here’s what to know about DVC deed expiration dates and how they may impact your purchasing decision.

When Does a DVC Deed Expire?

The number of years left on a contract depends on the home resort, not the date that you purchase the contract:

Which DVC Resorts Have the Longest Deeds?

The DVC Resorts with the longest deeds are the newest ones, such as Riviera, the Villas at Disneyland Hotel, or the Cabins at Fort Wilderness, which have deeds that expire in 2070, 2074, and 2075 respectively. They have the most years left on their contracts compared to the DVC Resorts that were established earlier, such as the Beach Club, BoardWalk, Boulder Ridge, Hilton Head, some Old Key West contracts, and Vero Beach that expire in 2042.

Should I Purchase a DVC Contract with a Longer Deed?

This will largely depend on your priorities:

Plans for Your Contract

If you plan to pass your contract down to your children, a longer contract will make more sense. If you do not plan to pass down your contract, you may actually value a shorter contract that ends in 2042.

Point Flexibility

When purchasing a resale contract at a newer DVC Resort like Riviera, the Villas at Disneyland Hotel, or the Cabins at Fort Wilderness, you can only use those points at their home resort due to resale restrictions. If you love your home resort and only want to stay there for your vacations, then purchasing one of the longest DVC contracts available makes perfect sense.

However, if you prioritize the ability to use your resale points at other DVC Resorts, you may want to consider some of the resorts that came out before Riviera, such as Copper Creek, the Polynesian, or the Grand Floridian, which have expiration dates of 2068, 2066, and 2064 respectively but do not carry the same resale restrictions.

Preference for Home Resort

If you have a favorite DVC Resort that you love to stay at as often as possible, it may make more sense to purchase a contract at that resort even if the deed is not as long as you would like. For example, if staying at the Beach Club is a must for your Disney World vacations, you may want to overlook its 2042 expiration date. After all, depending on how strongly you feel about where you stay, it may be better to have approximately 15 years of memories at your favorite resort than to have a longer contract with a different home resort since that means waiting until the 7-month booking window (when availability may be tighter) to switch to your preferred resort.

What Happens Once Your DVC Contract Ends?

The earliest DVC deeds expire on January 31, 2042. While we know when these contracts are scheduled to end, it remains uncertain whether Disney will offer any additional options to owners as those dates approach. DVC previously offered a 15-year extension to Old Key West owners, but there is no guarantee that similar extensions will be available at other resorts. Once a deed expires, the associated ownership rights and points end under the current contract terms.
