DVC Exercises Right of First Refusal (ROFR)

In 2025, Disney exercised their right of first refusal (ROFR) on 225 Disney Vacation Club (DVC) contracts. DVC Resale Market (DVCRM) sold 4,786 contracts in 2025, resulting in a 4.7% buyback rate (Contracts Bought Back in 2025/Contracts Sold in 2025). The 2025 waiver rate finished at 95.3%.

Key ROFR Updates

As the door closed on 2025, Disney Vacation Club decided to go out with a bang. December saw the highest number of monthly buybacks since October 2022, pushing the year’s buyback rate up to 8.3%—the highest we’ve seen all year—and bringing the 2025 average to 4.7%. That sounds like a lot, but keep in mind, that still only equates to about 1 in every 20 contracts being bought back.


Who Were the ROFR “Winners” and “Losers” of 2025?

I guess it depends on whether you see a Disney buyback as a badge of honor or a heartbreak.


Surprise Buybacks at Non-Traditional Resorts

Even properties that rarely see ROFR activity—Hilton Head, Aulani, and Vero Beach—made it on the board this year. Want my conspiracy theory? It almost feels like DVC just wanted to make sure every resort had a little spotlight in these resale data charts (Hi, Disney executives reading this! Now, how about a Yacht Club DVC wing?).


What’s Ahead in 2026? More of the Same—Probably

With DVC already into its 2026 fiscal year, I wouldn’t expect a drastic shift in ROFR behavior early on. Instead, look for more of the same patterns:

  • Grand Floridian will continue to be a focus, especially with its proximity to the Polynesian Island Tower.

  • Grand Californian remains a stronghold on the West Coast, and we expect ROFR to stay active there.

  • Riviera buybacks will likely continue in small batches as Disney pieces together remaining inventory ahead of an eventual sellout.


Final Thoughts

All in all, 2025 closed with a strong ROFR showing and some surprises in the data. We’ll be keeping a close eye on how 2026 unfolds—and as always, we’ll keep you updated every step of the way.


What is Right of First Refusal (ROFR)?

For those new to the concept, Right of First Refusal is the option Disney Vacation Club has to purchase any resale contract after a sales price has been agreed upon, and the contract has been executed. Each contract must be forwarded to DVC for review.

DVC typically takes no more than 30 days to review the contract. At their discretion, Disney may step in and purchase the property themselves at the terms agreed upon by the seller and original buyer. DVC then becomes the buyer, and the purchase is complete. Once DVC is the buyer there is not an opportunity to come back with a better offer in hopes of still purchasing the contract.

The table below lists the percentage of buybacks for resorts that have had at least one contract repurchased in 2025, along with the number of contracts bought back for each specific resort this month. Note, there have been no buybacks of the following resorts in 2025: Polynesian, Disneyland Hotel, and Fort Wilderness.
