DVC Resale Average Sales Prices for August 2026

This article features the average sales price of contracts categorized by resort and month sold from August 2025 through August 2026 by DVC Resale Market (DVCRM).
Our goal for this article is to provide great directional information for anyone considering a Disney Vacation Club (DVC) resale purchase or just wanting to satisfy a general curiosity of prices and trends.
How to Evaluate DVC Resale Prices
The price of a resort can vary based on the size of the contract in points, the current point availability of the contract (i.e., points current, banked, and borrowed), as well as other various factors (i.e., extended Old Key West contracts, subsidized dues contracts, etc.).
For example, contracts that are smaller and have higher points availabilities tend to sell for more than the average price per point and vice versa.
Analysis
August may finally be the month where we’re starting to see the impact of the low-inventory environment we’ve been talking about throughout much of 2026. The blended average resale price across all Disney Vacation Club resorts increased by $4 per point, from $124 to $128, a 3.2% month-over-month increase and one of the more notable broader market moves we’ve seen since late last year. With inventory remaining tight for much of the past six months, we’ve expected that pressure to eventually show up more clearly in pricing.
The year-over-year numbers reinforce that trend. Nearly every resort is now selling at a higher average price than it was in August 2025, with only Aulani and Disneyland Hotel coming in lower. Aulani’s change is fairly modest, while Disneyland Hotel continues to be a difficult resale market to read as pricing searches for a more consistent range.
Among the Walt Disney World resorts, BoardWalk increased from $123 to $131 per point, while Boulder Ridge jumped from $98 to $119. Another number that really stood out was Old Key West, where both the standard 2042 contracts and the extended 2057 contracts averaged $101 per point. Historically, we’ve seen a much larger premium for the extended contracts, but more than half of the standard Old Key West 2042 contracts sold in August were smaller contracts, which typically command a higher price per point and helped push that average upward.
Inventory did improve during the month, with DVC Resale Market beginning August with approximately 129 active listings and ending with 188, an increase of nearly 46%. Even with that improvement, buyers can still face slim pickings at certain resorts. Polynesian recently had only a few larger contracts available, while Boulder Ridge had just two smaller 50-point listings, another example of how limited selection can help support higher prices.
The big question now is whether this pricing momentum continues into the final months of 2026. We’re entering a time of year when more owners may consider selling ahead of the holidays and, not long after that, annual dues season typically brings another wave of contracts to market. If inventory continues to rebuild, it could help ease some of the upward pressure we’re seeing now. If supply remains tight, August may be the beginning of the broader pricing movement we’ve been anticipating for much of the year.
