DVC Resale Average Sales Prices for September 2026
This article features the average sales price of contracts categorized by resort and month sold from September 2025 through September 2026 by DVC Resale Market (DVCRM).
Our goal for this article is to provide great directional information for anyone considering a Disney Vacation Club (DVC) resale purchase or just wanting to satisfy a general curiosity of prices and trends.
How to Evaluate DVC Resale Prices
The price of a resort can vary based on the size of the contract in points, the current point availability of the contract (i.e., points current, banked, and borrowed), as well as other various factors (i.e., extended Old Key West contracts, subsidized dues contracts, etc.).
For example, contracts that are smaller and have higher points availabilities tend to sell for more than the average price per point and vice versa.
Analysis
September gave us the meaningful pricing movement I’ve been expecting for several months now as lower inventory across the resale market finally appears to be having an impact. The blended average across all DVC resorts increased from $128 to $132 per point, a 3.1% month-over-month increase and the highest overall average we’ve seen in more than a year. We’ve talked throughout 2026 about how limited inventory should eventually create upward pressure on pricing, and I think we’re starting to see that play out more clearly.
There weren’t many dramatic individual movers this month, which actually makes the broader increase more interesting. Some of the abnormalities we discussed last month began correcting themselves, including Old Key West Extended, while Polynesian climbed from $172 to $179 per point and Disneyland Hotel increased from $140 to $154. Grand Floridian also continued moving higher, reaching $171 per point, but overall this felt more like broad market strength than one or two resorts pulling the average upward.
One of the more interesting additions this month was Fort Wilderness, where we’re still working with an extremely small resale sample. This single September sale came in around $155 per point, compared with a current direct price of $243 per point. I certainly wouldn’t look at one small contract and declare that we’ve discovered the resale market value for Fort Wilderness, but the writing on the wall continues to suggest to me that these contracts will eventually settle into a range more comparable to something like Riviera.
The other conversation I’ve seen quite a bit recently involves the increase in resale inventory. As of October 5, DVC Resale Market had 244 active listings, up from 188 at the beginning of September and the highest level we’ve seen since May. That’s still nowhere near some of the inventory levels we saw in 2024, though, and I think it’s too early to connect this to any specific factor or influence.
For now, I think what we’re seeing is much more likely normal seasonality. Buying activity tends to soften somewhat through the fall before we head into what is traditionally a much busier period around the end of the year and annual dues season, when more owners begin considering selling and buyers return to the market. The interesting question will be whether this recent inventory increase is enough to slow the pricing momentum we’ve now seen in August and September, or whether limited supply at many individual resorts keeps pushing averages higher.
