DVC Resale Average Sales Prices for October 2026

This article features the average sales price of contracts categorized by resort and month sold from October 2025 through October 2026 by DVC Resale Market (DVCRM).
Our goal for this article is to provide great directional information for anyone considering a Disney Vacation Club (DVC) resale purchase or just wanting to satisfy a general curiosity of prices and trends.
How to Evaluate DVC Resale Prices
The price of a resort can vary based on the size of the contract in points, the current point availability of the contract (i.e., points current, banked, and borrowed), as well as other various factors (i.e., extended Old Key West contracts, subsidized dues contracts, etc.).
For example, contracts that are smaller and have higher points availabilities tend to sell for more than the average price per point and vice versa.
Analysis
October gave us a little bit of a reset after September’s jump, with the blended average across all DVC resorts slipping from $132 to $130 per point. I wouldn’t read too much into that decline, though. Pricing is still meaningfully higher than where we were a year ago, and most individual resorts continue to show strength when you zoom out beyond just one month.
The Polynesian was probably the biggest number that caught my attention this month, averaging $185 per point, up from $179 in September and $164 in October 2025. Riviera also made a pretty noticeable move from $114 to $124 per point, while Grand Floridian climbed again to $173. Looking year over year, nearly every Walt Disney World resort is now averaging more than it did in October 2025, with some pretty substantial gains at places like Polynesian, Grand Floridian, Saratoga Springs, Animal Kingdom, and Old Key West.
There were a few places where the numbers moved the other direction. Beach Club fell from $144 to $135, Boulder Ridge dropped from $110 to $104, and Grand Californian came back from $265 to $242. Aulani also slipped from $101 to $96. As always, I’d be careful putting too much weight on any one monthly move, especially at resorts where fewer contracts can have an outsized impact on the average.
The number I’m probably watching more closely heading into the end of the year is inventory. As of November 5, there were 361 active DVC resale listings, up sharply from 244 in early October and the highest level we’ve seen since August 2025. That’s much more in line with the seasonal increase we normally expect heading into the holidays and annual dues season, but it’s also already running higher than this point last year. If inventory keeps building, buyers may finally start seeing a little more negotiating room after spending much of 2026 waiting for the right contracts to appear.
And speaking of waiting for the right contract, if you’re thinking about surprising someone with DVC for the holidays, this is probably the point where I’d start getting serious about it. I’d personally assume closing could stretch beyond the holidays just to be safe, but there’s still time to find the contract and get the process moving. I’ll save the full story for next month, but I may know a thing or two about putting a Grand Floridian contract under the Christmas tree for someone.
