DVC Resale Average Sales Prices for April 2020
This article features the average sales price of contracts categorized by resort and month sold for April 2019 through April 2020 by DVC Resale Market (DVCRM). Our goal for this article is to provide great directional information for anyone considering a Disney Vacation Club (DVC) resale purchase or just wanting to satisfy a general curiosity of prices and trends.
Keep in mind that the price of a resort can still easily vary based on the size of the contract in points, the current point availability of the contract (i.e., points current, banked and borrowed) as well as other various factors (i.e., extended Old Key West contracts, subsidized dues contracts, etc.). For example, contracts that are smaller and have higher points availabilities tend to sell for more than the average price per point and vice versa.
Prices Continue Slight Decline and Sales Begin to Surge
The overall average price dropped to $115.16 in April. This is down roughly 3.1% from March and 5.1% from the peak in January. Outside of any macro news, at present course, price declines are likely to slow down or stop all together due to strong sales and less inventory.
In the last 4 weeks, DVCRM has sold 290 contracts compared to 280 contracts over that same period a year ago. Since March, inventory has shrunk from over 520 listings to under 360 at the time of this article. That is an over 30% reduction in inventory in less than 2 months. If inventory continues to shrink, prices will likely not go down, and could even begin to go up again.
Of course, the direction of supply and demand and prices will be highly dependent on Disney Parks and Resorts news. If even a modified opening of the Disney Parks and Resorts in the US were to be announced for the Summer, it is likely to see an even higher increase in demand, further reduction in supply and probably an uptick in prices. However, if it takes to the Fall or into next year for a partial re-opening we wouldn’t be surprised to see a continued decline in resale prices.
