DVC Resale Average Sales Prices for August 2021

This article features the average sales price of contracts categorized by resort and month sold from August 2020 through August 2021 by DVC Resale Market (DVCRM).

Our goal for this article is to provide great directional information for anyone considering a Disney Vacation Club (DVC) resale purchase or just wanting to satisfy a general curiosity of prices and trends.

How to Evaluate DVC Resale Prices

The price of a resort can vary based on the size of the contract in points, the current point availability of the contract (i.e., points current, banked and borrowed) as well as other various factors (i.e., extended Old Key West contracts, subsidized dues contracts, etc.).

For example, contracts that are smaller and have higher points availabilities tend to sell for more than the average price per point and vice versa.

We Are Entering a Buyer’s Market

Rarely does the secondary DVC market become a buyer’s market, however, we are likely entering one now.  Inventory numbers of resale contracts have been steadily increasing for several months.  For the most part this has been due to a significant increase in supply more than a drop off in demand.

Some of this fluctuation can be attributed to normal seasonality.  It is not uncommon to see the lowest inventory levels of the year in May, just after peak season and to steadily see those numbers increase until the next peak season begins the following January.   When the amount of contracts exceed a typical 4-6 weeks of supply, buyer’s typically see a greater selection, and may have the ability to negotiate a stronger price.

Given that peak season, January through April, is just around the corner, we expect this buyer’s market to be short lived.  For those buyer’s wanting a great selection and the opportunity to perhaps negotiate a few more dollars off per point, now is the time to act.
