DVC Resale Average Sales Prices for February 2021

This article features the average sales price of contracts categorized by resort and month sold from February 2020 through February 2021 by DVC Resale Market (DVCRM). Our goal for this article is to provide great directional information for anyone considering a Disney Vacation Club (DVC) resale purchase or just wanting to satisfy a general curiosity of prices and trends.

Keep in mind that the price of a resort can still easily vary based on the size of the contract in points, the current point availability of the contract (i.e., points current, banked and borrowed) as well as other various factors (i.e., extended Old Key West contracts, subsidized dues contracts, etc.). For example, contracts that are smaller and have higher points availabilities tend to sell for more than the average price per point and vice versa.

Resale Prices Continue Upward Trend

From the first two weeks in January to the last two weeks in February, DVC resale prices have increased nearly 4% for contracts sold by DVC Resale Market.  This increase is being driven by several factors:

  • Increasing optimism in the macro environment (i.e., COVID-19 vaccines, etc.), which is driving demand.
  • Supply not keeping up with the strong demand.
  • Disney direct price increases in February.

How Much Higher Could Resale Prices Go?

Disney direct pricing always sets the ceiling, and currently, the average price gap between resale and direct when blended for all DVC Resorts is roughly 36%.  Typically, an overall gap between 30-40% is common.  Given Disney recently did a price increase, which raised the gap, and that DVC is not currently not offering some of the perks of buying direct (i.e., Member events) it is likely their is still some room for growth for resale prices as long as supply remains tight and demand continues to be strong.
