DVC Resale Average Sales Prices for July 2021
This article features the average sales price of contracts categorized by resort and month sold from July 2020 through July 2021 by DVC Resale Market (DVCRM).
Our goal for this article is to provide great directional information for anyone considering a Disney Vacation Club (DVC) resale purchase or just wanting to satisfy a general curiosity of prices and trends.
How to Evaluate DVC Resale Prices
The price of a resort can vary based on the size of the contract in points, the current point availability of the contract (i.e., points current, banked and borrowed) as well as other various factors (i.e., extended Old Key West contracts, subsidized dues contracts, etc.).
For example, contracts that are smaller and have higher points availabilities tend to sell for more than the average price per point and vice versa.
Resale Prices Begin to Plateau
The first half of 2021 saw the biggest price increases in DVC resale history with the average resale price per point going from the upper 120’s to the mid 150’s. This price surge was driven by heavy demand that significantly outpaced supply.
In the past couple of months, we have begin to see a more balanced market emerge. Supply is keeping pace with demand if not exceeding it for some resorts. The results are showing a month-to-month leveling off in resale prices for the first time in 2021. From June to July, seven resorts experienced price drops, seven resorts saw price increases and one resort stayed the same. Overall, the average price per point across all resorts stayed roughly the same too, at approximately $153.
