DVC Resale Average Sales Prices for May 2021

This article features the average sales price of contracts categorized by resort and month sold from May 2020 through May 2021 by DVC Resale Market (DVCRM). Our goal for this article is to provide great directional information for anyone considering a Disney Vacation Club (DVC) resale purchase or just wanting to satisfy a general curiosity of prices and trends.

Evaluating DVC Resale Prices

Keep in mind that the price of a resort can still easily vary based on the size of the contract in points, the current point availability of the contract (i.e., points current, banked and borrowed) as well as other various factors (i.e., extended Old Key West contracts, subsidized dues contracts, etc.). For example, contracts that are smaller and have higher points availabilities tend to sell for more than the average price per point and vice versa.

Grand Californian Resale Prices Soar

In recent years, Grand Californian (GC) has reigned supreme when it comes to resale value. Never has then been more pronounced than now as the average selling price for a GC contract at DVCRM in May was $272 per point.

At $272 per point, the average resale selling price of GC is roughly only 8% less than the direct price Disney sets at $295 per point where as the average DVC resort has an approximate 30% gap between its resale and direct selling price. Traditionally, direct pricing has always been looked at as the ceiling for any resale pricing. However, does that still apply if Disney rarely ever sells that resort, and doesn’t even offer a waitlist to purchase it from them directly?  Perhaps not, at least not in the current environment where people are anxious to vacation and less willing to wait. Additionally, Grand Californian is likely experiencing some strong momentum as we finally reached the long awaited re-opening of Disneyland on April 30th of this year.
