How Long Does It Take to Break Even on a Disneyland Hotel Resale Contract?

DVC resale contracts can save you thousands of dollars compared to buying a contract directly through Disney, but how long does it take for you to break even on your purchase compared to cash stays through Disney? Let’s walk through an example with a Villas at Disneyland Hotel resale contract.
What Does a Resale Contract Cost?
At the time of writing this blog, the average price per point for a Disneyland Hotel resale contract is around $162 per point. If you were to purchase a 160-point contract at $162 per point, it would cost $25,920.
How Many Stays Can You Book with 160 Points?
Based on the 2025 Disneyland Hotel points chart, a 160-point contract is enough points to get you a week or more in a Resort View or Preferred View Deluxe Studio for most travel periods throughout the year.

How Does That Compare to Cash Stays?
An average spring night in a Preferred View Deluxe Studio at Disneyland Hotel is $852 per night when booking a cash stay through Disney’s website. For a 7-night stay, that would be $5,964. If you were to take a similar vacation every year for 4 years, you would be paying Disney more than the cost of that 160-point Disneyland Hotel resale contract! That’s without adjusting for the fact that the cost of Disney resort stays increases every year.
What About Annual Dues?
The Villas at Disneyland Hotel dues are currently $9.82 per point, so for that 160-point contract, you’d pay $1,571.20 for the year. For the 4 years that it would take for you to break even on the cost of the contract itself, you would pay approximately $6,284.80 in annual dues. This means that when including both the cost of the contract ($25,920) and the cost of annual dues ($5,798.40), it would take you approximately 5 years to break even.
After this break-even point, DVC Members only pay annual dues. The current dues on a 160-point Disneyland Hotel resale contract ($1,571.20) are still less than the cost of that 7-night cash stay in the Disneyland Hotel Preferred View Deluxe Studio ($5,964)! While dues increase from year to year, they tend to increase by 3% to 5% annually. By contrast, cash stays typically increase 7% to 12% annually.
