DVC Resale Average Sales Prices for February 2026

This article features the average sales price of contracts categorized by resort and month sold from February 2025 through February 2026 by DVC Resale Market (DVCRM).

Our goal for this article is to provide great directional information for anyone considering a Disney Vacation Club (DVC) resale purchase or just wanting to satisfy a general curiosity of prices and trends.

How to Evaluate DVC Resale Prices

The price of a resort can vary based on the size of the contract in points, the current point availability of the contract (i.e., points current, banked, and borrowed), as well as other various factors (i.e., extended Old Key West contracts, subsidized dues contracts, etc.).

For example, contracts that are smaller and have higher points availabilities tend to sell for more than the average price per point and vice versa.

Analysis

The blended average resale price across all DVC resorts dipped slightly in February 2026, falling from $124 per point to $122 per point, a 1.6% decrease month over month. While that might not seem like a dramatic shift on paper, it is somewhat surprising given several factors that should theoretically be putting upward pressure on resale pricing right now.

Notable Movers This Month

Looking at individual resorts, the most notable jump came from Beach Club, which increased from $129 per point in January to $145 per point in February, representing roughly a 12.4% increase month over month. Beach Club continues to be one of the more volatile resorts in the resale market, and as a 2042 expiration resort, we’ve seen prices swing quite dramatically throughout the past year with no clear long-term pattern emerging.

A similar situation can be seen with BoardWalk, another 2042 expiration resort, which rose from $123 per point in January to $130 per point in February. Like Beach Club, BoardWalk tends to fluctuate more than many other resorts, likely due to its shorter remaining contract life and the smaller number of contracts that typically sell each month.

Across the rest of the Walt Disney World resorts, pricing remained relatively stable with only modest month-over-month movement, reinforcing the idea that the broader market itself hasn’t dramatically shifted.

Inventory Remains the Story

While prices dipped slightly this month, the bigger story continues to be inventory levels.

Historically, the beginning of the year is one of the largest listing periods, as members decide whether to sell their contracts following the annual dues season. However, inventory remains significantly lower than what we’ve seen historically.

To put that in perspective:

• March 2025: 545 active resale listings

• March 2026: 251 active resale listings

That represents a 54% decrease in available inventory year over year, which is a dramatic shift in the overall market.

That said, the 251 active listings currently available is actually the highest number we’ve seen since August of last year, suggesting we may finally be starting to see a gradual rebound in available inventory. Even so, supply remains historically low, which would normally lead to more competitive offers and rising resale prices—making February’s slight decline a bit of a surprise.

Direct Price Increases Could Shift the Market

Another major development this past month was Disney Vacation Club increasing the direct sales price on several actively selling resorts, including:

• Aulani – $243 per point

• Disneyland Hotel – $248 per point

• Fort Wilderness – $243 per point

• Polynesian – $243 per point

• Riviera Resort – $243 per point

Historically, when Disney increases direct pricing, we tend to see resale prices follow suit over the coming months as the gap between direct and resale pricing becomes more apparent to buyers.

Looking Ahead

For now, February’s small dip in average resale pricing appears more like a short-term fluctuation rather than a broader market shift. Inventory remains significantly constrained, direct prices have increased, and demand for resale contracts continues to remain strong.

If those trends hold, it would not be surprising to see resale pricing stabilize or begin trending upward again as we move further into 2026.
