DVC Resale Average Sales Prices for January 2026

This article features the average sales price of contracts categorized by resort and month sold from January 2025 through January 2026 by DVC Resale Market (DVCRM).
Our goal for this article is to provide great directional information for anyone considering a Disney Vacation Club (DVC) resale purchase or just wanting to satisfy a general curiosity of prices and trends.
How to Evaluate DVC Resale Prices
The price of a resort can vary based on the size of the contract in points, the current point availability of the contract (i.e., points current, banked, and borrowed), as well as other various factors (i.e., extended Old Key West contracts, subsidized dues contracts, etc.).
For example, contracts that are smaller and have higher points availabilities tend to sell for more than the average price per point and vice versa.
Analysis
Coming off the surge to end 2025 thanks to Disney Vacation Club’s new $500 resale admin fee, it feels like the resale market isn’t quite sure what to do with itself as we head into January 2026.
The blended average price per point across all resorts dipped by $1, from $125 to $124 per point, which works out to about a 0.8% decrease month-over-month. That tiny pullback isn’t anything I’d sound alarm bells over, especially considering we’re still sitting higher than we were for most of last year. To me, this looks more like the market catching its breath than anything else.
Inventory Is Still the Main Character
If there’s one theme that just will not go away, it’s decreased inventory.
As of writing this article, there were only 216 active DVC Resale Market listings. That’s significantly low for January, which is traditionally one of the busiest listing seasons of the year as annual dues come due and owners think, “Hmm… maybe it’s time to sell.”
In past years, we’ve typically seen somewhere in the 400–500 active listing range around this time. So we’re operating at well under half of what used to feel “normal.” Fewer listings means fewer options, and fewer options usually mean that good contracts get more attention and more competitive offers.
Long story short: if you’ve been thinking about selling, your contract has quietly become more valuable, simply because there’s less competition out there.
The $500 Resale Admin Fee: Still the Big Wildcard
The other major variable in the room is still the $500 resale admin fee that DVC is now charging on all resale contract transfers.
December’s rush to close before the fee took effect definitely helped push prices up. Now that we’re past that deadline, buyers and sellers are still figuring out how to absorb or offset that extra cost.

Will buyers start offering a little less to account for the fee?

Will sellers be more hesitant to come down on price, knowing buyers have an extra $500 baked in?

Will smaller contracts see the biggest impact, since $500 on, say, a 50-point contract effectively adds $10 per point to the total cost?
It’s just too early to say. January gave us a small reset in pricing, but it will likely take a few more months before we really understand how this fee reshapes the resale landscape.
Direct Price Increases Are Coming Too
And as if that weren’t enough, we’ve also got direct price increases on the horizon.
On February 10th, 2026, Disney will be raising direct prices on several actively selling properties, including Polynesian, Riviera, Fort Wilderness, Aulani, and Disneyland Hotel, with sold-out resort pricing likely to follow suit shortly after.
Historically, when direct prices go up, resale values eventually follow, even if not immediately. That means any downward pressure from the $500 fee could be at least partially offset by upward pressure on resale prices as the gap between direct and resale tightens.
In other words: we’ve got two opposing forces setting up for 2026:

A new fee that makes resale slightly more expensive to close, and

Higher direct prices that make resale look more attractive by comparison.
It’s going to be very interesting to watch which one has more influence over the next 6–12 months.
