DVC Resale Average Sales Prices for April 2024
This article features the average sales price of contracts categorized by resort and month sold from April 2023 through April 2024 by DVC Resale Market (DVCRM).
Our goal for this article is to provide great directional information for anyone considering a Disney Vacation Club (DVC) resale purchase or just wanting to satisfy a general curiosity of prices and trends.
How to Evaluate DVC Resale Prices
The price of a resort can vary based on the size of the contract in points, the current point availability of the contract (i.e., points current, banked, and borrowed), as well as other various factors (i.e., extended Old Key West contracts, subsidized dues contracts, etc.).
For example, contracts that are smaller and have higher points availabilities tend to sell for more than the average price per point and vice versa.
DVC Resale Market Insights for April 2024
In April 2024, the blended average sales price for DVC Resale contracts dipped slightly to $123 per point, continuing to reflect the trend we’ve seen this year where sellers are currently outnumbering buyers in the DVC Resale Market. The Polynesian resort continued to attract considerable interest this month due to reports of Disney buybacks and ongoing excitement surrounding the new tower joining the current Polynesian condominium association. DVC Resale Market sold a whopping 59 contracts at the Polynesian in April, driving the average resale price up to $158 per point. This demand surge was fueled by buyer interest and concerns over Disney’s Right of First Refusal (ROFR) process, which turned its attention towards the Poly.
On the other end of the spectrum, Boulder Ridge experienced a notable decline in April, with the average resale price dropping by over $10 per point to $93, positioning the resort among the top five best-value options when comparing resale pricing to direct purchases. Other top-value resorts include:
- Vero Beach with 61% savings
- Old Key West with 60% savings
- Hilton Head with 59% savings
- Aulani and Boulder Ridge tied at 57% savings.
