Our goal for this article is to provide great directional information for anyone considering a Disney Vacation Club (DVC) resale purchase or just wanting to satisfy a general curiosity of prices and trends.

How to Evaluate DVC Resale Prices

The price of a resort can vary based on the size of the contract in points, the current point availability of the contract (i.e., points current, banked, and borrowed), as well as other various factors (i.e., extended Old Key West contracts, subsidized dues contracts, etc.).

For example, contracts that are smaller and have higher points availabilities tend to sell for more than the average price per point and vice versa.

Prices Trend Slightly Upward Headed Into 2024

December 2023 brought a glimmer of hope to the Disney Vacation Club (DVC) resale market, as average resale prices experienced a slight uptick. Many holiday shoppers were looking to gift a touch of Disney magic, contributing to a $1 per point increase in the blended average across all properties, bringing it to $126 per point. This modest but noteworthy increase marks the first time in four months that pricing has shown an upward trend.

One of the big players in this month’s market movement was Disney’s Polynesian Villas. Following its recent condo association news, this property saw its average DVC resale price per point surge by $7, reaching $155 per point. This change paves the way for an exciting year ahead, especially with the anticipation around the new Polynesian DVC Tower, which is likely to begin direct sales in late-2024.

As we step into a new year, we find ourselves on the cusp of a traditionally heavy buyers market. Many current owners will likely list and elect to sell their contracts ahead of Annual Dues payments or due to plans not to visit a Disney Property in the near future. It will be intriguing to monitor how these factors impact resale prices in the coming month.

Additionally, keep an eye on Aulani, Riviera, and Disneyland Hotel. All three properties are set to see a direct price increase effective from 1/30/2024. This hike is expected to trickle down to the resale market in the coming months, adding yet another interesting dynamic to the DVC resale landscape.
