Animal Kingdom Lodge Jambo House View at Night

This article features the average sales price of contracts categorized by resort and month sold from February 2022 through February 2023 by DVC Resale Market (DVCRM).

Our goal for this article is to provide great directional information for anyone considering a Disney Vacation Club (DVC) resale purchase or just wanting to satisfy a general curiosity of prices and trends.

How to Evaluate DVC Resale Prices

The price of a resort can vary based on the size of the contract in points, the current point availability of the contract (i.e., points current, banked, and borrowed), as well as other various factors (i.e., extended Old Key West contracts, subsidized dues contracts, etc.).

For example, contracts that are smaller and have higher points availabilities tend to sell for more than the average price per point and vice versa.

Is 2023 the Year of the Buyer?

Disney Vacation Club (DVC) resale prices are poised to be in the buyers’ favor in 2023. Low Right of First Refusal (ROFR), combined with an increase in the number of sellers, has given potential buyers an edge when it comes to finding an amazing deal on a contract.

February 2023 saw another considerable decrease in blended average resale value to $130 per point.  This is approximately a 15.6 percent decline since February 2022.

To get the full picture of what this has meant for DVC resale prices, let’s take a look at a standard 160-point Animal Kingdom contract.  In February 2022, multiple contracts of this size with full points were being sold for approximately $150 per point. This past month, a similar contract sold for $100 per point – that’s a 33.3% decrease in just one year.
