DVC Resale Average Sales Prices for March 2024
This article features the average sales price of contracts categorized by resort and month sold from March 2023 through March 2024 by DVC Resale Market (DVCRM).
Our goal for this article is to provide great directional information for anyone considering a Disney Vacation Club (DVC) resale purchase or just wanting to satisfy a general curiosity of prices and trends.
How to Evaluate DVC Resale Prices
The price of a resort can vary based on the size of the contract in points, the current point availability of the contract (i.e., points current, banked, and borrowed), as well as other various factors (i.e., extended Old Key West contracts, subsidized dues contracts, etc.).
For example, contracts that are smaller and have higher points availabilities tend to sell for more than the average price per point and vice versa.
Prices Stabilize Despite Continued High Inventory
This month’s DVC resale market sales showed a slight stabilization in prices after a steady period of decline. The blended average price across all DVC properties rose to $124 per point. With most properties experiencing minimal price fluctuations, uncertainty prevails primarily due to Disney’s lack of Right of First Refusal (ROFR) and ongoing economic uncertainty.
The current market trend suggests a transition from the peak buyer season in the first quarter, yet there remains a surplus of sellers, with over 625 active listings at the time of publishing this article. This shift is also driving some sellers to reduce their asking prices to attract more potential buyers.
We have now included Disneyland Hotel contracts in our monthly average resale price reporting due to a steady flow of contracts now being sold. It is important to note that the sample size for this newer resort remains limited, so the average pricing may reflect only a few sales.
While predicting market direction has been challenging this year, the outlook continues to signal promising opportunities for potential buyers.
