DVC Resale Average Sales Prices for May 2022

This article features the average sales price of contracts categorized by resort and month sold from May 2021 through May 2022 by DVC Resale Market (DVCRM).

Our goal for this article is to provide great directional information for anyone considering a Disney Vacation Club (DVC) resale purchase or just wanting to satisfy a general curiosity of prices and trends.

How to Evaluate DVC Resale Prices

The price of a resort can vary based on the size of the contract in points, the current point availability of the contract (i.e., points current, banked and borrowed) as well as other various factors (i.e., extended Old Key West contracts, subsidized dues contracts, etc.).

For example, contracts that are smaller and have higher points availabilities tend to sell for more than the average price per point and vice versa.

Buyer’s Taking Advantage of Lower Prices and Motivated Sellers

It’s funny how much difference a year makes. In May 2021’s Average Resale Price blog, we reported soaring prices and Grand Californian eclipsing an average selling price of $272 per point. Fast-forward twelve months, and prices are cooling, even for Grand Cal!

In May 2022, all but one Disney Vacation Club property saw a decrease in its average price per point. An overall blended average of all resort sales data reveals a $6 per point (3.9%) decrease from April 2022. As mentioned above, Grand Californian was the biggest mover of the month with a decrease of $24 to $275 per point, its lowest average price since May 2021. Beach Club was second with a $9 decline to $172 per point.

Buyers are taking advantage of the current market and finding great opportunities to snag a discounted Disney Vacation Club contract. Those shoppers still looking for a great deal should search for a bright red box in the status section of our active listings. This indicates a recently reduced listing or an incentive such as the seller paying closing costs.

Discounted Listings

Many families will embark on a Walt Disney World vacation as we head into the summer months and return, perhaps considering Disney Vacation Club for the first time. With a possible increase in interest coupled with early signs of a slight decrease in availability, it will be interesting to continue to monitor these average prices as the weather heats up!
