DVC Resale Average Sales Prices for May 2024
This article features the average sales price of contracts categorized by resort and month sold from May 2023 through May 2024 by DVC Resale Market (DVCRM).
Our goal for this article is to provide great directional information for anyone considering a Disney Vacation Club (DVC) resale purchase or just wanting to satisfy a general curiosity of prices and trends.
How to Evaluate DVC Resale Prices
The price of a resort can vary based on the size of the contract in points, the current point availability of the contract (i.e., points current, banked, and borrowed), as well as other various factors (i.e., extended Old Key West contracts, subsidized dues contracts, etc.).
For example, contracts that are smaller and have higher points availabilities tend to sell for more than the average price per point and vice versa.
Polynesian Rockets, Old Key West Dips
Despite some huge movement by the Polynesian in May 2024, the blended average DVC resale price per point remained unchanged as most other properties continued to see a decrease in their average price per point. Let’s take a closer look at the key indicators from this month.
Polynesian’s Meteoric Rise
All eyes are on the Polynesian ahead of the Island Towers addition to the resort, scheduled to open on December 17th, 2024. This month, the Polynesian shot like a rocket ship to an average of $184 per point, driven by all the news surrounding the new DVC Tower. This represents an impressive increase of $26 per point month over month, or approximately 16.5%. We’re already seeing this move progressively higher, with some contracts selling for as much as $200 per point. There is no hotter property than the Polynesian right now!
Old Key West Extended 2057: A Noticeable Decline
Another property with some noticeable movement in the opposite direction was sales of Old Key West Extended 2057 resale contracts. With Disney running current direct promotions for this property, we’ve seen resale prices drop by approximately 15%, bringing the average down to $99 per point in May 2024.
Stability Across Most Resorts
As mentioned previously, most other resorts saw minimal changes last month, with little outside influences affecting contract value. This stability amidst the excitement at Polynesian and the drop at Old Key West provides a balanced view of the current market trends.
