DVC Resale Average Sales Prices for September 2023

If September’s Disney Vacation Club (DVC) resale market was characterized by a Disney character, I’d choose Flash Slothmore from Zootopia – Slow and steady, with average prices showing little fluctuation month over month. Something small happens that could be exciting, but before you can react, everything is back to normal.

This was particularly true for the Walt Disney World DVC properties, which maintained a stable pricing trend throughout the month.

One of the most notable movers in September was the Grand Californian. It continues to experience wide fluctuations in value, largely due to the newly opened Villas at Disneyland Hotel. As the second DVC property in Disneyland, the presence of Disneyland Hotel DVC entering the market has undoubtedly stirred up some waves.

With these new villas now open and available, we are likely only weeks or months away from seeing the first DVC Resale contracts for the Disneyland Hotel hit the market. Typically, this occurs within the first six months of a resort going on sale – so we’re getting close! This is bound to give us a clearer picture of the heightened value of Grand Californian, and it will be fascinating to observe how this impacts the overall DVC resale landscape at the Disneyland Resort.

Despite these movements out west, the blended average resale price across all DVC properties dipped to its second-lowest point in the last 12 months, landing at $128 per point. This downward trend in pricing is worth noting and is indicative of a variety of factors at play, including inventory levels, continued economic uncertainty, and market dynamics.

As we move into the holiday shopping season and potentially see the return of ROFR, it will be interesting to monitor how these elements might affect pricing. Will we see a surge in demand, leading to an increase in prices? Or will the market continue to remain steady?
