You’ve done your research, and you know that DVC is right for you. Now that you are ready to take the plunge and purchase your first DVC contract, how do you know how much to offer for a DVC resale contract?
Get to Know the Resale Market
The market for DVC resale contracts can fluctuate, depending on supply and demand. When actively shopping for a contract, keep your finger on the pulse by checking reports, such as DVC Resale Market’s monthly average sales prices report and Right of First Refusal (ROFR) report.
The average sales prices report analyzes sales prices for the month to provide the average price per point for each DVC Resort. The ROFR report summarizes the buyback rate and highest buyback price per point for each DVC Resort. This can be helpful in understanding what is too low a price per point to offer for a contract.

Understand General Trends
Price per point isn’t solely dependent on home resort; the price per point for a contract can vary depending on several other factors, including:
- Size of the contract
- The number of current, banked, and borrowed points available
- Rarity of the contract
In terms of size, small contracts tend to be in greater demand than larger ones and thus command a higher price per point. The more points that a contract has available to use, the greater the price per point will be. For example, a “stripped” contract that doesn’t have any points available to use right away will be valued at a lower price per point than one that has current, banked, and borrowed points available. Finally, rarity can refer to contracts that are less common, such as those with subsidized dues, guaranteed weeks, or extended Old Key West contracts–all of which would go for a higher price per point.

Occasionally, a seller may be unwilling to negotiate on price. In that case, you will see a note on the listing that “Only a full asking price offer including closing costs and any applicable dues reimbursement will be accepted.” This is more likely with contracts that are in high demand, such as small point contracts that tend to sell very quickly.
