How Long Does It Take to Break Even on a Bay Lake Tower Resale Contract?

DVC resale contracts can save you thousands of dollars compared to buying a contract directly through Disney, but how long does it take for you to break even on your purchase compared to cash stays through Disney? Let’s walk through an example with a Bay Lake Tower resale contract.
What Does a Resale Contract Cost?
At the time of writing this blog, the average price per point for a Bay Lake Tower resale contract is around $137 per point. If you were to purchase a 175-point contract at $137 per point, it would cost $23,975.
How Many Stays Can You Book with 175 Points?
Based on the 2026 Bay Lake Tower points chart, a 175-point contract is enough points to get you a week or more in a Deluxe Studio, depending on the time of year. For example, you could stay in a Theme Park View Deluxe Studio for a week during 5 of the 7 travel periods, or you could stay in a Resort View or Preferred View Deluxe Studio for a week most times of the year except for Christmas or Easter.
How Does That Compare to Cash Stays?
An average night in a Bay Lake Tower Preferred View Resort Studio costs $836.67 when booking a cash stay through Disney’s website. For a weeklong stay, that would be $5,856.69 or $6,588.78 after the 12.5% resort tax. If you were to take a similar vacation every year for 4 years, you would be paying Disney more than the cost of that 175-point Bay Lake Tower resale contract! That’s without adjusting for the fact that the cost of Disney resort stays increases every year.
What About Annual Dues?
Once your DVC contract is paid up, the only other cost is the annual dues. Bay Lake Tower dues are currently $8.02 per point, so for that 175-point contract, you’d pay $1,162.90 for the year. That is almost the same costs as a cash stay in the Bay Lake Tower Resort View Deluxe Studio for one night ($940.50) so once you break even you are basically staying 7 nights for the price of one! While dues do increase from year to year, the increase for Bay Lake Tower has been low with an inception-to-date compound annual growth rate of 5.0%. On average, cash stays have an average annual increase of 7.7%.
