DVC Resale Average Sales Prices for November 2024

This article features the average sales price of contracts categorized by resort and month sold from November 2023 through November 2024 by DVC Resale Market (DVCRM).

Our goal for this article is to provide great directional information for anyone considering a Disney Vacation Club (DVC) resale purchase or just wanting to satisfy a general curiosity of prices and trends.

How to Evaluate DVC Resale Prices

The price of a resort can vary based on the size of the contract in points, the current point availability of the contract (i.e., points current, banked, and borrowed), as well as other various factors (i.e., extended Old Key West contracts, subsidized dues contracts, etc.).

For example, contracts that are smaller and have higher points availabilities tend to sell for more than the average price per point and vice versa.

Analysis

November 2024 saw a decline in the gains that had been made in average resale values over the past few months. The blended average price for most Disney Vacation Club (DVC) properties softened slightly, signaling a shift in the market dynamics as we head toward the end of the year. One key driver of this change is the increase in active listings, which now total 495, up significantly from the 265 reported just a few months ago in August.

With inventory levels climbing and Annual Dues season upon us—a time when many DVC owners consider selling—we expect the number of available contracts to increase further. While this may have slowed price growth, it also points to a potential opportunity for buyers in the months ahead as competition for listings becomes less intense. Let’s take a closer look at the numbers and trends.

Inventory Growth: A Key Market Driver

The growth in active listings to 495 marks a significant shift from the tight inventory levels earlier this year. By comparison:

  • November 2024: 495 active listings
  • August 2024: 265 active listings
  • June 2024: 400 active listings
  • March 2024: 625 active listings

This increase in supply is likely seasonal, as Annual Dues bills prompt some owners to sell their contracts. It also reflects a softening of some of the urgency we’ve seen from buyers earlier in the year. As inventory grows, the competition for contracts has eased, leading to downward pressure on prices at certain resorts.

Notable Resort Trends

Several resorts experienced significant changes in resale prices this month, driven by inventory levels, market demand, and Disney’s direct sales strategies.

  • Beach Club Villas: The average price per point dropped from $145 in October to $123 in November, marking a sharp decline. This resort had been on an upward trajectory for for the past few months, so this adjustment could be tied to increased inventory or shifting buyer preferences as we approach year-end.
  • Old Key West (2042): Prices fell from $95 in October to $87 in November, reversing the strong gains made in the prior months. This decrease coincides with Disney discontinuing its ROFR buyback activity at Old Key West, which could be influencing market dynamics.
  • Grand Californian: This non-WDW property saw one of the steepest drops, falling from $242 in October to $222 in November. Due to its limited inventory, the Grand Californian has historically commanded premium pricing, so even with this drop, it remains one of the most expensive DVC resale properties. Nonetheless, this was a gut punch to Amy and me because we bought Grand Californian at $299 per point just three years ago!
  • Polynesian Villas and Bungalows: Prices ticked up slightly to $170 from $165 in October, potentially signaling stabilization after several months of decline as direct sales resumed for the resort. With the upcoming Island Tower now part of Disney’s direct sales strategy, resale buyers might be reevaluating Polynesian as a strong option.

Opportunities for Buyers

For buyers, the current trends represent an opportunity to secure points at more favorable prices. The combination of growing inventory and softer prices at several high-demand resorts means that there could be less competition for contracts in the coming months.

For example:

  • Animal Kingdom Villas: Prices have softened slightly to $109 per point, while direct prices remain at $210—a 48% savings.
  • BoardWalk Villas: At $133 per point, buyers are saving 45% compared to Disney’s direct pricing. Another lesson in don’t be like Paul and Amy who bought at $191 per point back in 2019.
  • Old Key West (2042): With a price of $87 per point, this remains one of the most affordable options, offering a 58% savings over direct prices.
