How Long Does It Take to Break Even on a Grand Floridian Resale Contract?

DVC resale contracts can save you thousands of dollars compared to buying a contract directly through Disney, but how long does it take for you to break even on your purchase compared to cash stays through Disney?  Let’s walk through an example with a Grand Floridian resale contract.  

What Does a Resale Contract Cost?

At the time of writing this blog, the average price per point for a Grand Floridian resale contract is around $167 per point.  If you were to purchase a 175-point contract at $167 per point, it would cost $29,225. 

How Many Stays Can You Book with 175 Points?

Based on the 2025 Grand Floridian points chart, a 175-point contract is enough points to get you a week or more in a Deluxe Studio or Resort Studio, depending on the time of year.  For example, you could stay in a Theme Park View Resort Studio for a week in the cheapest travel period, a Standard View Deluxe Studio or Standard View Resort Studio for a week most times of the year except for Christmas or Easter, or a Lake View Deluxe Studio or Lagoon View Resort Studio for a week during 4 of the 7 travel periods.  

How Does That Compare to Cash Stays?

An average night in a Grand Floridian Lagoon View Resort Studio costs $909 when booking a cash stay through Disney’s website.  For a weeklong stay, that would be $6,363 or $7,158 after the 12.5% resort tax.  If you were to take a similar vacation every year for 5 years, you would be paying Disney more than the cost of that 175-point Grand Floridian resale contract!  That’s without adjusting for the fact that the cost of Disney resort stays increases every year.  

What About Annual Dues?

Once your DVC contract is paid up, the only other cost is the annual duesGrand Floridian dues are currently $7.93 per point, so for that 175-point contract, you’d pay $1,387.75 for the year.  That is almost the same costs as a cash stay in the Grand Floridian Lagoon View Resort Studio for one night ($1,023).  While dues do increase from year to year, the increase for Grand Floridian has been low with an inception-to-date compound annual growth rate of 3.1%.  On average, cash stays have an annual increase of 7.7%.
