How to Evaluate DVC Resale Prices
The price of a resort can vary based on the size of the contract in points, the current point availability of the contract (i.e., points current, banked, and borrowed), as well as other various factors (i.e., extended Old Key West contracts, subsidized dues contracts, etc.).
For example, contracts that are smaller and have higher points availabilities tend to sell for more than the average price per point and vice versa.
Analysis
2024 closes exactly where it started, with the blended average price across all Disney Vacation Club (DVC) properties sitting at $126 per point, the same as December 2023. This stability highlights the broader uncertainty in resale pricing, influenced by Disney’s reduced use of Right of First Refusal (ROFR) as a pricing driver and the impact of macroeconomic trends on consumer spending.
While the overall market remained flat, individual resorts saw significant shifts, reflecting unique demand patterns and external influences. These trends give us valuable insights into what may lie ahead for 2025.
Winners and Losers: Key Resort Highlights

Grand Californian: Down 12.5%
The biggest loss of the year was felt at Grand Californian, where resale prices dropped from $281 per point in December 2023 to $246 per point in December 2024. This 12.5% decline is a stark reminder of how supply and demand play a critical role in pricing. Despite its reputation as one of the most exclusive DVC resorts, Grand Californian’s pricing correction reflects limited buyer appetite at these high levels.
Polynesian: Up 7.75%
On the other hand, Polynesian Villas & Bungalows saw a significant increase, rising from $155 per point in December 2023 to $167 per point this year. This growth was fueled by excitement surrounding the new Island Tower, which began sales in 2024. Buyers are clearly drawn to the expanded booking opportunities and the renewed attention on this resort, making it a standout performer in the DVC resale market.

The broader market’s stability at $126 per point reflects a combination of factors:
