DVC Resale Average Sales Prices for April 2025

This article features the average sales price of contracts categorized by resort and month sold from April 2024 through April 2025 by DVC Resale Market (DVCRM).
Our goal for this article is to provide great directional information for anyone considering a Disney Vacation Club (DVC) resale purchase or just wanting to satisfy a general curiosity of prices and trends.
How to Evaluate DVC Resale Prices
The price of a resort can vary based on the size of the contract in points, the current point availability of the contract (i.e., points current, banked, and borrowed), as well as other various factors (i.e., extended Old Key West contracts, subsidized dues contracts, etc.).
For example, contracts that are smaller and have higher points availabilities tend to sell for more than the average price per point and vice versa.
Analysis
As we step into the heart of spring, the DVC resale market continues to keep us guessing. On the surface, April 2025 marked the second consecutive month of increasing average resale prices, with the blended average now at $121 per point—a modest $2 bump from March. That said, we’re still down $2 per point year over year, translating to roughly a 1.6% decrease compared to April 2024.
Inventory Shrinks Slightly, But Not Significantly
One potential factor nudging prices upward is a slight drop in active listings. While March 2025 saw 545 contracts on the market, today we’re sitting at 502 listings, indicating a ~8% drop in inventory. This is the first sign that the market might be stabilizing following what’s historically been the busiest time of year for listings.
Still, it’s hard to call this a definitive trend. We’re not seeing sweeping price jumps, and minor fluctuations are still the name of the game. So while it’s tempting to get excited about a “spring surge,” it’s probably more realistic to say we’re in a holding pattern.
The Roller Coasters: Big Movers (and Head Scratchers)
A few resorts definitely gave us something to talk about this month:

Old Key West (Extended 2057) contracts plummeted from $122 to $98 per point, a 20% month-over-month drop. That’s a steep swing for what was one of the most in-demand categories just last month.

Disneyland Hotel popped back onto the charts for the first time in three months—jumping up over $20 per point, from $149 in January to $170 today. This single data point was a major contributor to the $1 blended average increase. Without it? We’d probably still be flat at $120 or even down.
These wild swings show how much volatility can stem from just a few outlier transactions. That makes it tough to read the overall market with much certainty.
A Market Looking for Direction
Zoom out, and here’s how I see it: while there’s a touch of upward motion this month, the market doesn’t know which way it wants to go just yet. Right of First Refusal (ROFR) activity continues to influence pricing at resorts like Grand Floridian and Grand Californian, and there’s a bit of buyer urgency brewing from those who’ve been waiting for the perfect contract to pop up.
But beyond those pockets of interest, the resale market as a whole still feels cautious. Prices are holding, but not surging. Inventory is shrinking, but not dramatically. Buyers still have plenty of options, and sellers aren’t getting too aggressive.
If you’re in the market to buy, I’d say now is still a favorable time—especially before summer travel season kicks into full gear. For sellers, it’s all about standing out. Price competitively, be flexible, and know that you’re navigating a marketplace still trying to find its footing in 2025.
