This article features the average sales price of contracts categorized by resort and month sold from May 2024 through May 2025 by DVC Resale Market (DVCRM).

Our goal for this article is to provide great directional information for anyone considering a Disney Vacation Club (DVC) resale purchase or just wanting to satisfy a general curiosity of prices and trends.

How to Evaluate DVC Resale Prices

The price of a resort can vary based on the size of the contract in points, the current point availability of the contract (i.e., points current, banked, and borrowed), as well as other various factors (i.e., extended Old Key West contracts, subsidized dues contracts, etc.).

For example, contracts that are smaller and have higher points availabilities tend to sell for more than the average price per point and vice versa.

Analysis

We’re officially in what I like to call the shoulder season of DVC resale. The spring rush has cooled off, summer vacations haven’t quite kicked into high gear yet, and with that comes a relatively quiet month for the resale market.

Overall, there’s not a ton to report in terms of price movement. Most resorts held pretty steady from April to May 2025, with only minor fluctuations here and there. The blended average across all Walt Disney World resorts dropped slightly to $120 per point, down from $121 last month—not a dramatic change, but another reminder of how stable the market tends to be during this time of year.

But if there’s one thing that caught my eye this month, it’s Vero Beach.

Vero Beach Hits a New Low

Year over year, Vero Beach has lost roughly 24% of its resale value, falling from $55 per point in May 2024 to just $42 per point today. That’s the lowest of any resort in the DVC system—and it continues to inch closer to breaking the $40 threshold.

Now, I know what you’re thinking: “That’s a steal!” And yes, it is on paper. But remember, Vero Beach comes with the highest annual dues of any resort—$14.30 per point in 2025—so make sure to factor that in when you’re crunching the numbers.

That said… I’m still using my Animal Kingdom points to book a weekend getaway at Vero later this summer. It’s hard to beat that laid-back beach vibe just a couple hours away from Walt Disney World.

Rental Policy Ripples
Of course, the elephant in the room is the recent update to DVC’s terms and conditions around point rentals. There’s a lot of speculation flying around, and I’d be lying if I said it isn’t something we’re all watching closely.

But for now? I think it’s still too early to tell. There could be a small uptick in Members choosing to sell, but I suspect any real impact will take months to fully materialize. We’ll keep monitoring the data and report back once we see meaningful trends develop.
