This article features the average sales price of contracts categorized by resort and month sold from October 2024 through October 2025 by DVC Resale Market (DVCRM).

Our goal for this article is to provide great directional information for anyone considering a Disney Vacation Club (DVC) resale purchase or just wanting to satisfy a general curiosity of prices and trends.

How to Evaluate DVC Resale Prices

The price of a resort can vary based on the size of the contract in points, the current point availability of the contract (i.e., points current, banked, and borrowed), as well as other various factors (i.e., extended Old Key West contracts, subsidized dues contracts, etc.).

For example, contracts that are smaller and have higher points availabilities tend to sell for more than the average price per point and vice versa.

Analysis

If you were expecting another month of rising resale prices… October had other plans.

Despite continued low inventory, the average DVC resale price took a surprising dip in October 2025, dropping from $127 to $121 per point—a 4.7% decrease month over month. This drop brings us back into the pricing range we’ve hovered around for most of the year, making September’s spike seem more like an outlier than the start of a trend.

What’s driving the drop? It’s honestly a bit of a head-scratcher. Inventory remains constrained with only 242 active listings on the market at the time of writing. For comparison, we had 495 listings at this same time in 2024—a 51% year-over-year decline. So, with limited inventory and steady demand, a significant drop in price seems the opposite of what some would expect.

One theory? The mix of contracts sold this month may have leaned heavier on lower-point or stripped contracts, which can pull the average down. Or perhaps buyer behavior is shifting slightly as we move into the traditionally slower sales months of the year.

Looking at the resorts:

  • Grand Californian dropped $15 to $250 per point, but still maintains its spot as the highest average resale price.
  • Bay Lake Tower saw a $5 decrease to $137 per point.
  • Boulder Ridge dropped $20 to $92 per point, likely a correction after a strong September.
  • Riviera Resort fell $9 to $109, still dealing with the uncertainty of the impact of resale restrictions on its price.
  • Polynesian decreased $2 to $164, though it remains one of the top-priced Walt Disney World resorts.

While it’s tough to draw major conclusions from a single month, it’s clear the market remains dynamic. With the average resale discount versus direct pricing still hovering around 50% (and up to 68% at resorts like Vero Beach), the value proposition of resale remains incredibly strong.

We’ll keep watching closely to see if November steadies the ship or ushers in more surprises as the year winds down.
