This article features the average sales price of contracts categorized by resort and month sold from October 2023 through October 2024 by DVC Resale Market (DVCRM).
Our goal for this article is to provide great directional information for anyone considering a Disney Vacation Club (DVC) resale purchase or just wanting to satisfy a general curiosity of prices and trends.
How to Evaluate DVC Resale Prices
The price of a resort can vary based on the size of the contract in points, the current point availability of the contract (i.e., points current, banked, and borrowed), as well as other various factors (i.e., extended Old Key West contracts, subsidized dues contracts, etc.).
For example, contracts that are smaller and have higher points availabilities tend to sell for more than the average price per point and vice versa.
Analysis
October 2024 brings some notable shifts in DVC resale prices, with the blended average across properties rising again, reaching $128 per point. This increase, the highest since September 2023, reflects the ongoing impact of shrinking inventory on the resale market. While most Walt Disney World (WDW) resorts saw steady or rising prices, Polynesian Villas and Bungalows remains an outlier with a continued decline. Let’s break down the key takeaways and trends!
Inventory Pressure Drives Up Prices
With fewer contracts on the market, competition for available listings is high, which seems to be pushing prices up across many WDW resorts.
- Animal Kingdom: After a mid-year dip, Animal Kingdom is seeing a slight rebound, closing October at $110 per point. This bump aligns with DVC’s active buybacks at this resort, as Disney replenishes its point inventory following direct sales incentives. While $110 per point is still well below direct pricing, buyers should consider that the resort has stabilized recently.
- Beach Club: Beach Club saw a robust increase, climbing from $125 per point in August to $145 in October, reaching the highest resale price in the past year. Demand for this smaller, popular resort is likely pushing values up, and with limited inventory available, we could see prices hold in this range.
- Old Key West: The standard Old Key West contracts climbed to $95 per point, also a high for the past year. Extended contracts also saw a notable rise to $114 per point, driven by Disney’s steady ROFR activity. Given the recent buyback prices, this may indicate a continued strong resale market for Old Key West.
- Polynesian Villas and Bungalows: Polynesian stands out as one of the few major WDW resorts with a declining resale price, moving down to $165 per point. This continues the trend we discussed last month and is likely tied to Disney’s direct sales incentives for the upcoming Island Tower. With prices softening, buyers might find a good opportunity to get Polynesian points at a potential 30% savings over direct pricing.
DVC Resale vs. Direct Prices: Savings Remain Significant
Across the board, DVC resale prices remain considerably lower than Disney’s direct prices, with savings typically between 40% to 60%. The biggest savings can be found with resorts like Hilton Head (56% savings) and Saratoga Springs (52% savings), while high-demand properties like the Grand Californian and Disneyland Hotel still offer decent savings at 22-23%.
