DVC Resale Average Sales Prices for September 2025

This article features the average sales price of contracts categorized by resort and month sold from September 2024 through September 2025 by DVC Resale Market (DVCRM).

Our goal for this article is to provide great directional information for anyone considering a Disney Vacation Club (DVC) resale purchase or just wanting to satisfy a general curiosity of prices and trends.

How to Evaluate DVC Resale Prices

The price of a resort can vary based on the size of the contract in points, the current point availability of the contract (i.e., points current, banked, and borrowed), as well as other various factors (i.e., extended Old Key West contracts, subsidized dues contracts, etc.).

For example, contracts that are smaller and have higher points availabilities tend to sell for more than the average price per point and vice versa.

Analysis

If you read last month’s pricing commentary, it felt a little like looking into Madame Leota’s crystal ball. And wouldn’t you know it – September delivered exactly what we predicted (and then some).

This past month brought one of the largest average price increases we’ve seen in quite a while, with the blended resale average climbing from $122/pt to $127/pt—a 4.1% increase and the highest average in nearly a year.

What’s driving this? A familiar duo:
📉 Rapidly declining inventory and
📈 ROFR pressure from Disney.

As of writing this, there are just 227 active resale listings. That’s staggeringly low for this time of year, and with fewer deals to be had and Disney stepping in more frequently to buy back lower-priced contracts, we’re watching the market adjust in real time.


Resort-by-Resort: WDW Jumps Across the Board

September was unique in that every single Walt Disney World resort (except Animal Kingdom) saw some form of price increase.

Here are some of the biggest movers this month:

  • Boulder Ridge: Up $18/pt to $112, its highest since early 2024.

  • Bay Lake Tower: Gained $7/pt, now at $142, marking its highest average in over a year.

  • Old Key West – Extended: Jumped $22/pt to $117, rebounding sharply from last month’s dip to $95.

  • Grand Californian: Climbed $22/pt to $265, continuing its long-time role as the crown jewel of resale pricing.

  • Polynesian and Riviera also saw gains, each up $5/pt.

Oddly enough, Animal Kingdom was the only WDW resort to see a decrease, down $1/pt to $105. That said, its recent ROFR activity may suggest Disney is trying to maintain pricing levels here as well. I wouldn’t be surprised to see that rebound soon (or, I suppose, I really hope it does, as an owner personally at the resort).


Final Thoughts

We’re now in a spot where low inventory, consistent ROFR, and seasonal buyer interest are all pushing pricing upward. It’s the strongest position sellers have had in quite some time – though I’m still not calling it a “seller’s market”… yet.

If trends continue into October, we may see pricing hold or even climb again, especially if Disney continues its ROFR activity into the new fiscal year.
