This article features the average sales price of contracts categorized by resort and month sold from November 2024 through November 2025 by DVC Resale Market (DVCRM).
Our goal for this article is to provide great directional information for anyone considering a Disney Vacation Club (DVC) resale purchase or just wanting to satisfy a general curiosity of prices and trends.
How to Evaluate DVC Resale Prices
The price of a resort can vary based on the size of the contract in points, the current point availability of the contract (i.e., points current, banked, and borrowed), as well as other various factors (i.e., extended Old Key West contracts, subsidized dues contracts, etc.).
For example, contracts that are smaller and have higher points availabilities tend to sell for more than the average price per point and vice versa.
Analysis: Flat DVC Resale Prices and Big Questions Ahead
If you were hoping this month’s numbers would bring something dramatic, you might be a little disappointed.
The blended average resale price across all resorts held steady at $121 per point in November, exactly the same as October. The resort‑by‑resort changes were small and unremarkable — nothing that stands out as part of a broader trend.
So instead of diving deep into tiny ups and downs, I want to focus on the real story this month: the newly announced $500 Contract Administration Fee (CAF) that Disney Vacation Club will begin charging on every resale contract closing as of January 1st, 2026.
Because let’s be honest: this fee may reshape resale calculations more profoundly than any monthly price shift.
Why This Fee Matters

In timeshares — and resale markets broadly — administrative or closing fees are common.

But a flat $500 fee by the resort management company is unusual, especially for a resale market that has historically offered strong savings versus direct purchase.

For smaller contracts, or buyers seeking budget‑conscious deals, that $500 could add as much as $10 per point (or more), depending on the size of the contract.
What We Don’t Know — Yet
Because this fee is brand‑new and the official guidance from DVC is still limited, several pieces remain unclear:

Whether it replaces any existing fees (like estoppel), or is in addition to them?

How it will affect resale demand, contract pricing, and buyer behavior in early 2026?
What This Could Mean for Resale Prices (Down the Line)

We may see buyers adjust their offers downward — especially on small or low‑point contracts — to compensate for the added $500.

November’s resale prices didn’t move much. But compared to a static $121/pt average, that new $500 fee feels like a big shift in the resale environment.
If I were you (buying or selling), I’d watch closely as we get into 2026: this fee could quietly reshape resale value math, especially for smaller contracts where every dollar counts.
