DVC Resale Average Sales Prices for April 2022
This article features the average sales price of contracts categorized by resort and month sold from April 2021 through April 2022 by DVC Resale Market (DVCRM).
Our goal for this article is to provide great directional information for anyone considering a Disney Vacation Club (DVC) resale purchase or just wanting to satisfy a general curiosity of prices and trends.
How to Evaluate DVC Resale Prices
The price of a resort can vary based on the size of the contract in points, the current point availability of the contract (i.e., points current, banked and borrowed) as well as other various factors (i.e., extended Old Key West contracts, subsidized dues contracts, etc.).
For example, contracts that are smaller and have higher points availabilities tend to sell for more than the average price per point and vice versa.
DVC Buyer’s Market in Full Swing
With the first third of 2022 now behind us, there is little denying that the secondary DVC market has now become a buyer’s market. Inventory numbers of resale contracts have been steadily increasing for several months, with currently over 700 contracts for sale at DVC Resale Market. Certain sellers have even incentivized their listings, offering to pay closing costs on their contract to entice a potential buyer. Now is the time to act for those buyers wanting a great selection and the opportunity to perhaps negotiate a few more dollars off per point.
Average resale prices have remained steady for several months now, with the overall blended average sitting at $153 per point. Big movers this month were Beach Club and Grand Floridian, which both saw their average resale price driven by external factors. Beach Club saw its average price jump by 6.5% to an all-time high of $181 per point. Disney’s recent Right-of-First Refusal (ROFR) efforts have played a large part in Beach Club’s increase. Grand Floridian also saw a considerable increase and is still trying to find it’s new normal after DVC resumed direct sales of its new resort studio villas in early March. Prices on the Grand Floridian resale market average $178 per point.
