DVC Resale Average Sales Prices for April 2023

Grand Californian

This article features the average sales price of contracts categorized by resort and month sold from April 2022 through April 2023 by DVC Resale Market (DVCRM).

Our goal for this article is to provide great directional information for anyone considering a Disney Vacation Club (DVC) resale purchase or just wanting to satisfy a general curiosity of prices and trends.

How to Evaluate DVC Resale Prices

The price of a resort can vary based on the size of the contract in points, the current point availability of the contract (i.e., points current, banked, and borrowed), as well as other various factors (i.e., extended Old Key West contracts, subsidized dues contracts, etc.).

For example, contracts that are smaller and have higher points availabilities tend to sell for more than the average price per point and vice versa.

Resale Prices Trend Upwards, Driven by Grand Californian

Well, you can’t say I didn’t warn you. DVC Resale data this month showcased what we predicted, with average resale prices increasing across the board in April 2023. 13 out of 16 DVC properties saw their average resale price increase this month, driving the blended average up to $130 per point. This is a significant turnaround from the recent trend of declining prices and suggests that we’ve reached a point of stabilization within the DVC resale market.

One of the largest movers this month was The Villas at Disney’s Grand Californian Resort and Spa. The announcement of resale restrictions and high transient tax for the new Villas at Disneyland Hotel played a significant role in this increase. Buyers are now snatching up Grand Californian contracts as soon as they hit the market, and I think it is safe to anticipate the price per point to increase rapidly. If you own a Grand Californian contract and aren’t using it, now is the time to sell!

For buyers, this month’s update suggests that the market is rebounding, and they may want to take advantage of the current prices before they increase further. For sellers, this is an opportunity to sell their DVC membership for a higher price and make a profit. Overall, this latest data indicates that the DVC resale market is thriving, and it’s an exciting time for those invested in these properties.
