DVC Resale Average Sales Prices for March 2023
This article features the average sales price of contracts categorized by resort and month sold from March 2022 through March 2023 by DVC Resale Market (DVCRM).
Our goal for this article is to provide great directional information for anyone considering a Disney Vacation Club (DVC) resale purchase or just wanting to satisfy a general curiosity of prices and trends.
How to Evaluate DVC Resale Prices
The price of a resort can vary based on the size of the contract in points, the current point availability of the contract (i.e., points current, banked, and borrowed), as well as other various factors (i.e., extended Old Key West contracts, subsidized dues contracts, etc.).
For example, contracts that are smaller and have higher points availabilities tend to sell for more than the average price per point and vice versa.
Have We Reached the Bottom of DVC Resale Prices?
DVC Resale prices right now are as if we hopped in a Delorean and went back in time four years. March 2023 marked the eleventh consecutive month of declining average resale prices, now sitting at a blended average of $127 per point. From their peak, this marks a 17% decrease since April 2022. Most notable this month is that we now have a Walt Disney World DVC property sitting at an average sales price of below $100 per point. Old Key West expiring in 2042, now joins Hilton Head and Vero Beach as one of the most affordable contracts to purchase, with its average price now at $93 per point.
These decreases have been driven largely by Disney’s lack of Right of First Refusal (ROFR) over the past six months and an increase in sellers. We recently talked to our friends over at The DVC Show about this very subject:
Early indicators as we head into April, however, suggest that the tides may be turning on DVC resale prices. Over the past two weeks, there has been a noticeable uptick in the average sales price of Disney Vacation Club (DVC) resale contracts due to more buyers in the market and a decrease in inventory. This could potentially indicate that the market is starting to turn after a long period of decline. While the increase in average sales price has been slight, it is still a positive sign for those looking to sell their DVC membership and also a notice to those buyers still sitting on the sidelines of this amazing market. We may never see prices return to these levels once they disappear!
