This article features the average sales price of contracts categorized by resort and month sold from August 2021 through August 2022 by DVC Resale Market (DVCRM).

Our goal for this article is to provide great directional information for anyone considering a Disney Vacation Club (DVC) resale purchase or just wanting to satisfy a general curiosity of prices and trends.

How to Evaluate DVC Resale Prices

The price of a resort can vary based on the size of the contract in points, the current point availability of the contract (i.e., points current, banked, and borrowed), as well as other various factors (i.e., extended Old Key West contracts, subsidized dues contracts, etc.).

For example, contracts that are smaller and have higher points availabilities tend to sell for more than the average price per point and vice versa.

Is the DVC Buyers Market Slowing Down?

With summer drawing to a close, signs are beginning to suggest that the same can be said for the buyers market that DVC resale has experienced for a large portion of 2022.

In April, we initially reported on the shift into a buyers market, driven heavily at the time by increasing inventory numbers. At that time, DVC Resale Market had over 700 active contracts for sale. Today as of writing this article, that number has shrunk to just over 300 active listings!

The blended average price of all contracts sold by DVC Resale Market has also been flattening over the past three months to $146 per point, suggesting that we may have found the bottom of the pricing barrel. Certain resorts, such as Old Key West and Beach Club, even saw a sizable increase in their average price per point in August.

As Mary Poppins once said, “I’ll stay till the wind changes.” I would say this is an equally good metaphor for the remnants of this buyer’s market. The winds are beginning to rustle a bit, and the amount of time buyers have left to snag a great deal may be drawing to a close.
