This article features the average sales price of contracts categorized by resort and month sold from December 2024 through December 2025 by DVC Resale Market (DVCRM).

Our goal for this article is to provide great directional information for anyone considering a Disney Vacation Club (DVC) resale purchase or just wanting to satisfy a general curiosity of prices and trends.

How to Evaluate DVC Resale Prices

The price of a resort can vary based on the size of the contract in points, the current point availability of the contract (i.e., points current, banked, and borrowed), as well as other various factors (i.e., extended Old Key West contracts, subsidized dues contracts, etc.).

For example, contracts that are smaller and have higher points availabilities tend to sell for more than the average price per point and vice versa.

Analysis – Prices Rise as 2025 Ends with a Bang

It feels like a lot happened last month, and trying to summarize December in just a few paragraphs is… ambitious. But here goes.

December closed out 2025 with a notable increase in average resale prices across most Disney Vacation Club resorts, pushing our blended average from $121 per point to $125 per point—a 3.3% increase month‑over‑month. That’s the kind of jump we haven’t seen in a while, and it didn’t happen in isolation.

From my perspective, this movement was driven by two key forces:


1. Extremely Low Inventory Continues to Bite

Inventory has been the story throughout the fall, and that trend didn’t let up in December. Listings were down to an astonishing 177 active contracts as of writing this article. To put that in context: at this same time last year, the market had roughly 495 active listings. That’s a 64% year‑over‑year drop in supply.

So what does that mean? Well, the market dynamics are classic supply‑and‑demand:
• Fewer resale choices means competition among buyers increases
• That competition puts upward pressure on prices

I guess you could view it as a good sign — more people are using their DVC points instead of selling them. But for potential buyers, that means fewer opportunities and more competitive offers, which naturally helps push average pricing upward.


2. The New $500 Resale Admin Fee Injected Urgency

December was also the month where a lot of buyers tried to beat the clock on the newly announced $500 Resale Admin Fee that went into effect January 1st, 2026. The prospect of paying an extra $500 at closing motivated many buyers to finalize deals before year’s end.

If you’ve been following our ROFR coverage, you likely noticed how much quicker Disney has been processing contracts — especially in November and December. Whether that’s related to the admin fee rollout or just year‑end mechanics, the result is the same: a flurry of closings in December. That additional buyer demand also helped lift average prices.

That said, now that we’ve moved into 2026, things have slowed slightly — and it may take a few more months to really understand how this $500 fee affects pricing long‑term. Will it dampen buyer demand? Shift how buyers structure offers? Time will tell, and we’ll continue monitoring.


What’s Coming in Early 2026: Direct Price Increases

Another important factor on the horizon is Disney Vacation Development’s planned direct pricing increases effective February 10, 2026. Resorts like Polynesian, Riviera, Fort Wilderness, Aulani, and Disneyland Hotel are set to see direct prices per point go up.

History suggests that when direct prices rise, resale pricing eventually catches up, narrowing some of the discount gap. That potential “trickle‑down” effect could counterbalance some of the pressure that the new admin fee might otherwise put on resale pricing.

So essentially, two new forces are converging in early 2026:

  • Administrative cost changes

  • Direct pricing increases

Both could meaningfully influence how buyers and sellers approach the resale market going forward.


Resort Data: Little Dramatic, But Consistent Trends

Looking at the resort‑by‑resort data:

None of the changes were jaw‑dropping on their own — but taken together with market context, December’s results make sense: strong demand meets scarce inventory meets end‑of‑year urgency.


Final Takeaway

If you’ve been sitting on the sidelines wondering whether it’s a good time to sell, December’s pricing jump is an encouraging data point. Prices increased alongside strong demand and scarce supply, suggesting that sellers had the wind at their backs as 2025 closed.

But keep watching for:
