This article features the average sales price of contracts categorized by resort and month sold from February 2023 through February 2024 by DVC Resale Market (DVCRM).

Our goal for this article is to provide great directional information for anyone considering a Disney Vacation Club (DVC) resale purchase or just wanting to satisfy a general curiosity of prices and trends.

How to Evaluate DVC Resale Prices

The price of a resort can vary based on the size of the contract in points, the current point availability of the contract (i.e., points current, banked, and borrowed), as well as other various factors (i.e., extended Old Key West contracts, subsidized dues contracts, etc.).

For example, contracts that are smaller and have higher points availabilities tend to sell for more than the average price per point and vice versa.

The Buyers Market and Decreasing Prices Continue

February brought with it some truly amazing opportunities for buyers looking to join or expand their Disney Vacation Club membership. With resale prices continuing their downward trend, and last months “Red Hot Deals” promotion, many found February as the perfect time to explore DVC membership at prices that are more attractive than ever.

Out of the fifteen properties we’re currently tracking, seven – yes, you read that right, nearly half – have hit their lowest average cost in the last twelve months this February. Plus, the blended average price per point across all properties dipped an additional 1.6% to $123 per point.

Disney’s Polynesian Villas and Bungalows is one of the main outliers in today’s DVC Resale landscape and has defied the overall market trend with an approximate 5.5% increase in resale value since the announcement of the new Polynesian DVC Tower joining the resort’s existing condo association. Polynesian is quickly becoming a hot commodity in the resale market, inching closer to the Grand Floridian in terms of resale price per point.
