How to Evaluate DVC Resale Prices

The price of a resort can vary based on the size of the contract in points, the current point availability of the contract (i.e., points current, banked, and borrowed), as well as other various factors (i.e., extended Old Key West contracts, subsidized dues contracts, etc.).

For example, contracts that are smaller and have higher points availabilities tend to sell for more than the average price per point and vice versa.

Analysis

Resale Pricing: A New Year, a New Trend

The start of 2025 has brought a significant shift to the Disney Vacation Club (DVC) resale market, with average prices taking a noticeable dip. January 2025 reflects the impact of peak resale season, as an increase in inventory and options for buyers has driven the blended average price across all resorts down from $126 per point in December 2024 to $121 per point, a 4% decline month-over-month.

This drop highlights how the influx of contracts during the start of the year—often prompted by annual dues season—creates more choices for buyers and more competition for sellers. Despite this monthly dip, a look back at 2042 resorts reveals a fascinating trend of resilience and growth, even as these properties approach their expiration dates.

2042 Resorts: Volatile but Resilient

The 2042 resortsBoardWalk, Beach Club, Boulder Ridge, Vero Beach, Hilton Head, and Old Key West—have seen increased volatility over the past year as owners and buyers consider their looming expiration dates. January saw mixed performance among these properties, but 2024 as a whole showed slight growth in their average resale values, demonstrating that these resorts still hold significant appeal.

  • BoardWalk: Closed January at $125 per point, up from $116 in January 2024, showing a 10.3% annual increase. BoardWalk remains a fan favorite due to its proximity to EPCOT and Hollywood Studios.
  • Beach Club: Ended January at $134 per point, just cents higher than its January 2024 price of $134, despite fluctuations throughout the year.
  • Boulder Ridge: Dropped to $97 per point in January, down from $109 in January 2024, reflecting the 2042 resort that has seen the most volatility over the past year.
  • Vero Beach: Declined to $49 per point, a significant drop from $58 in January 2024, continuing its trend as a challenging but affordable resale property.
  • Hilton Head: Closed January at $68 per point, down from $74 in January 2024, showing limited buyer interest due to its seasonal appeal and high maintenance costs.
  • Old Key West (2042 contracts): Ended January at $92 per point, up from $89 in January 2024, reflecting a 3.4% annual increase. Despite its approaching expiration, Old Key West’s affordability and charm make it an attractive option for buyers looking for a lower-priced entry into DVC.

 

Key Market Movements

Several resorts showed notable trends as we moved into the new year:

  • Grand Californian: After a turbulent 2024, January brought a slight recovery as prices rose to $230 per point, up from $222 in November 2024. While it’s far from its January 2024 peak of $269, this uptick could signal stabilizing demand.
  • Polynesian: Continues to trend downward, closing January at $160 per point, reflecting cooling enthusiasm around the Island Tower after a strong 2024.
  • Animal Kingdom: Held steady at $110 per point, maintaining its popularity and value even as inventory remains relatively high.

Buyer’s Market Opportunities / Seller’s Market Challenges

The increased inventory during January has created a prime buying opportunity. With more contracts on the market and prices softening, buyers can secure points at favorable prices—particularly for high-demand resorts like BoardWalk, Beach Club, and Grand Californian, which offer a mix of value and nostalgia.

For those considering entry-level purchases, properties like Saratoga Springs (holding steady at $97 per point) and Animal Kingdom remain attractive options.

For sellers, the start of 2025 brings heightened competition. To attract offers, it’s critical to price contracts competitively and highlight unique selling points, such as points availability or desirable use years.
