DVC Resale Average Sales Prices for July 2024
This article features the average sales price of contracts categorized by resort and month sold from July 2023 through July 2024 by DVC Resale Market (DVCRM).
Our goal for this article is to provide great directional information for anyone considering a Disney Vacation Club (DVC) resale purchase or just wanting to satisfy a general curiosity of prices and trends.
How to Evaluate DVC Resale Prices
The price of a resort can vary based on the size of the contract in points, the current point availability of the contract (i.e., points current, banked, and borrowed), as well as other various factors (i.e., extended Old Key West contracts, subsidized dues contracts, etc.).
For example, contracts that are smaller and have higher points availabilities tend to sell for more than the average price per point and vice versa.
Positive Trends For DVC Resale Prices?
July 2024 has shown some promising signs that DVC resale prices for many resorts might be trending positively. Out of the 16 resorts we track, 10 saw an increase in their average resale price per point this month. However, significant declines in several other properties offset these gains, bringing us to the lowest blended average price per point in twelve months at $122.
Despite the overall decline, it’s encouraging to see that more than half of the tracked resorts experienced an uptick in resale prices. This indicates a resilient interest in certain properties, even as the market faces broader challenges.
Impact of Inventory on Pricing
As we mentioned last month, the effect of inventory on pricing is becoming increasingly evident. Tracking back to earlier this year, we can observe a clear downward trend in available DVC resale contracts:
- March 2024: 625 Active Listings
- June 2024: 400 Active Listings
- August 2024: 292 Active Listings
With fewer options available to buyers, we might continue to see price increases for certain resorts as the summer progresses. This tightening inventory suggests a potential upward pressure on prices, especially for high-demand resorts.
Old Key West: A Notable Decline
Of all the numbers from this month’s report, the most eye-catching for me was the decrease in the average price for Old Key West extended 2057 contracts, which fell by over 10% to $98 per point. This is the lowest average price for Old Key West in over twelve months. As discussed in this month’s Right of First Refusal (ROFR) blog, this decline is related to the recent direct incentives offered by Disney for Old Key West, which are no longer available this summer. I anticipate that prices for Old Key West will tick back up now that it’s off the incentive list.
Other Resorts to Watch
Speaking of incentives, however, the current direct sales trends raise eyebrows regarding Animal Kingdom, Saratoga Springs, and Bay Lake Tower. These resorts are seeing similar direct incentives this quarter, which could impact their resale values. It will be crucial to monitor how these incentives influence resale prices in the coming months.
