This article features the average sales price of contracts categorized by resort and month sold from June 2024 through June 2025 by DVC Resale Market (DVCRM).

Our goal for this article is to provide great directional information for anyone considering a Disney Vacation Club (DVC) resale purchase or just wanting to satisfy a general curiosity of prices and trends.

How to Evaluate DVC Resale Prices

The price of a resort can vary based on the size of the contract in points, the current point availability of the contract (i.e., points current, banked, and borrowed), as well as other various factors (i.e., extended Old Key West contracts, subsidized dues contracts, etc.).

For example, contracts that are smaller and have higher points availabilities tend to sell for more than the average price per point and vice versa.

Analysis

You all remember a year or two ago when I got really bored writing these and ended up drafting a poem just to keep things interesting? Well, we almost hit that moment again this month. But don’t worry—I’ll spare you the lyrical ramblings… for now.

That’s because the DVC resale market in June 2025 is just flat. There’s really no other way to put it. The blended average resale price across all properties dipped slightly to $118 per point, matching the recent low from February. That marks a 4% decline year over year, and overall, we continue to hover in this holding pattern where sellers aren’t panicking, buyers are being selective, and Disney isn’t intervening with ROFR at a scale that moves the needle.

While it’s always tempting to overanalyze small shifts, I think we’re seeing the market mirror broader economic sentiment—cautious and a little quiet. With high interest rates still a reality for many, and DVC point rental changes sparking uncertainty, there’s a healthy amount of “wait and see” among both buyers and sellers.

A Few Standouts

That said, a couple of things did stand out to me this month:

  • Grand Floridian dipped to $159 per point, its lowest price in over a year. That’s notable considering this resort has consistently seen ROFR activity in 2025, which SHOULD make the price increase versus decrease.

  • BoardWalk took a surprising bounce, jumping up to $126 per point after several months of slow decline. Whether that holds is anyone’s guess.

  • Boulder Ridge also climbed slightly back to $96 per point after sitting in the low 90s recently. Fun fact to tune in for next month – We just saw a Boulder Ridge get ROFR’d yesterday!

  • And of course, Vero Beach remains the outlier, holding steady at $42 per point, which is now a stunning 72% discount from direct prices. That sounds like a deal until you remember annual dues are the highest of all DVC resorts. It continues to attract value-seekers but requires some long-term planning.

So What Does It All Mean?

Honestly? Not much… yet. We’re in the calm before the next wave—whatever that might be. If you’re in the market to buy, you’re still looking at 40–60% savings over direct, and if you’re thinking about selling, knowing the current trend can help you price realistically.
