DVC Exercises Right of First Refusal (ROFR)

Year-to-date (YTD), Disney has exercised their right of first refusal (ROFR) on 90 Disney Vacation Club (DVC) contract, and DVC Resale Market (DVCRM) has sold 2,530, resulting in a 3.6% buyback rate (Contracts Bought Back in 2025/Contracts Sold in 2025). The 2025 waiver rate is 96.4%.

Every so often, something happens in the world of Disney Vacation Club resale that makes even seasoned pros do a double take—and in June 2025, that moment came from Aulani.

As we shared in a recent post, Disney Vacation Club executed what appears to be the first-ever Right of First Refusal (ROFR) buyback for an Aulani contract. This was a 100-point September Use Year contract that sold for $78 per point. That’s a pretty significant value grab when you consider that the average resale price for Aulani in May 2025 was $94 per point—a 17% drop below average.

It’s especially noteworthy because Aulani has historically flown under the ROFR radar. It’s rare for Disney to buy back contracts at active sales properties, and Aulani has always felt safe from ROFR activity—until now. That said, I still see this as a one-off situation. A good price came across the desk, and Disney took advantage. Unless we begin to see a noticeable trend of additional Aulani buybacks, I wouldn’t let this one contract change your perspective as a buyer.

Now, zooming out to the bigger picture…

The rest of the June ROFR activity followed a very familiar pattern. Grand Californian, Grand Floridian, and Old Key West continued to see consistent buybacks for the same reasons we’ve discussed in recent months. Grand Californian was especially eye-catching this month: five contracts sold, five contracts bought back—an effective 100% ROFR rate for the month. That pushes its year-to-date buyback rate to 36.8%, the highest of any resort in 2025.

Disney also continued to buy back Grand Floridian contracts, which remains an appealing option for DVC to keep on hand—especially with the Island Tower at Polynesian drawing guest interest nearby. And Old Key West remains the “easy flip” for Disney, thanks to its relatively low resale prices and consistent rental demand.

Beyond those, the ROFR waters remain calm. The average timeframe for ROFR decisions in June was 23 days, keeping things fairly predictable for both buyers and sellers.

As always, we’ll continue to monitor these trends month by month, keeping a close eye on any changes in Disney’s strategy—or surprise buybacks like we saw with Aulani.


What is Right of First Refusal (ROFR)?

For those new to the concept, Right of First Refusal is the option Disney Vacation Club has to purchase any resale contract after a sales price has been agreed upon, and the contract has been executed. Each contract must be forwarded to DVC for review.

DVC typically takes no more than 30 days to review the contract. At their discretion, Disney may step in and purchase the property themselves at the terms agreed upon by the seller and original buyer. DVC then becomes the buyer, and the purchase is complete. Once DVC is the buyer there is not an opportunity to come back with a better offer in hopes of still purchasing the contract.
