DVC Resale Average Sales Prices for February 2025

This article features the average sales price of contracts categorized by resort and month sold from February 2024 through February 2025 by DVC Resale Market (DVCRM).

Our goal for this article is to provide great directional information for anyone considering a Disney Vacation Club (DVC) resale purchase or just wanting to satisfy a general curiosity of prices and trends.

How to Evaluate DVC Resale Prices

The price of a resort can vary based on the size of the contract in points, the current point availability of the contract (i.e., points current, banked, and borrowed), as well as other various factors (i.e., extended Old Key West contracts, subsidized dues contracts, etc.).

For example, contracts that are smaller and have higher points availabilities tend to sell for more than the average price per point and vice versa.

Analysis

Inventory Growth Pushing Prices Lower

The DVC resale market continues to favor buyers as inventory continues to climb in early 2025. As of today, March 4th, there are 545 active resale listings with DVC Resale Market—a 10% increase from 495 in November 2024.

Here’s how inventory levels have fluctuated over the past year:

While listings remain slightly lower than they were a year ago, this steady rise in available contracts is increasing competition among sellers, creating a buyers’ market where lower prices are becoming more common.

February Price Trends: Buyers in Control

With more listings hitting the market, the blended average resale price across all DVC resorts dropped from $121 per point in January to $118 per point in February, a 2.5% decrease in just one month.

Here are some of the most notable movements in February:

  • Old Key West: Dropped from $92 to $84 per point, marking one of the largest month-over-month declines.
  • BoardWalk: Down to $122 per point, after reaching a high of $133 in November 2024.
  • Grand Californian: Fell to $220 per point, continuing its downward trend from $278 a year ago.
  • Polynesian: Dropped to $158 per point, as excitement around the Island Tower stabilizes.

While most resorts saw softening prices due to growing inventory, one factor that could stabilize pricing in the coming months is Disney’s Right of First Refusal (ROFR) activity.
