DVC Resale Average Sales Prices for May 2026

This article features the average sales price of contracts categorized by resort and month sold from May 2025 through May 2026 by DVC Resale Market (DVCRM).
Our goal for this article is to provide great directional information for anyone considering a Disney Vacation Club (DVC) resale purchase or just wanting to satisfy a general curiosity of prices and trends.
How to Evaluate DVC Resale Prices
The price of a resort can vary based on the size of the contract in points, the current point availability of the contract (i.e., points current, banked, and borrowed), as well as other various factors (i.e., extended Old Key West contracts, subsidized dues contracts, etc.).
For example, contracts that are smaller and have higher points availabilities tend to sell for more than the average price per point and vice versa.
Analysis
I’m at risk of sounding like a broken record with this report in 2026, but at the end of the day, the story continues to come down to one thing: inventory.
We’ve seen historically low resale inventory throughout most of this year, with active listings starting to fall sharply around September 2025 and staying low ever since. As of writing this article in June, DVC Resale Market has dipped below 200 active listings, which is remarkably low compared to what we’ve typically seen in prior years.
That said, with inventory this tight, I would have expected average resale prices to move upward more aggressively. Instead, pricing has remained relatively flat, even while we continue to see some upward pressure across select resorts.
The blended average across all DVC properties actually decreased from $126 per point in April to $123 per point in May, a 2.4% decrease month over month. I wouldn’t necessarily call that a true decline, though, as April included a few anomalies—most notably Disneyland Hotel, where a single contract sale created a higher-than-normal average.
Looking at the resort level, Polynesian was one of the more notable movers this month, rising from $164 per point to $172 per point, a 4.9% increase. Polynesian continues to be extremely attractive following the addition of the Polynesian Island Tower to the existing association, and resale pricing seems to reflect that continued demand.
Here’s a fun little data point for you also: we’re coming up on two years since The Cabins at Fort Wilderness opened, and we still have almost no meaningful resale data for that resort. The last recorded resale price we have is from July 2025, and we’ve yet to see another contract come through since then. Until more contracts sell, it remains nearly impossible to draw any real pricing conclusions there.
Overall, May feels less like a market shift and more like another month of limited supply, selective movement, and continued buyer competition. If inventory remains this low, I still expect pricing pressure to build as we move further into the summer.
