DVC Resale Average Sales Prices for April 2026

This article features the average sales price of contracts categorized by resort and month sold from April 2025 through April 2026 by DVC Resale Market (DVCRM).
Our goal for this article is to provide great directional information for anyone considering a Disney Vacation Club (DVC) resale purchase or just wanting to satisfy a general curiosity of prices and trends.
How to Evaluate DVC Resale Prices
The price of a resort can vary based on the size of the contract in points, the current point availability of the contract (i.e., points current, banked, and borrowed), as well as other various factors (i.e., extended Old Key West contracts, subsidized dues contracts, etc.).
For example, contracts that are smaller and have higher points availabilities tend to sell for more than the average price per point and vice versa.
Analysis
April 2026 delivered one of the more notable shifts we’ve seen in the DVC resale market so far this year—and it all points back to a theme we’ve been hammering on for months now: inventory.
The blended average resale price across all Disney Vacation Club resorts rose to $126 per point, up from $123 last month. That’s a 2.4% increase month over month, and the highest average we’ve seen since September 2025. More importantly, this wasn’t isolated to just a few resorts—all but five properties saw increases, reinforcing that this is a broad market movement rather than a one-off spike.
Inventory Is Driving the Market
At this point, it’s no longer a theory—it’s the defining factor.
As of writing this article, there are just 263 active DVC resale listings. To put that into perspective:
- This same timeframe last year hovered around 500 listings
- Even two years ago, we were still seeing 400+ listings
That’s nearly a 50% drop year over year, and the impact is exactly what you’d expect. With fewer contracts available, competition among buyers increases, and pricing follows. This firmly establishes what is now a true seller’s market, and unless inventory levels rebound significantly, upward pricing pressure is likely to continue.
Notable Movers This Month
While the broader story is market-wide growth, there are a few standout trends worth calling out:
- Grand Californian increased from $247 to $254 per point, a 2.8% gain, continuing its strong positioning as one of the most premium DVC assets.
- Riviera Resort had a particularly notable month, climbing from $112 to $120 per point—a 7.1% increase and its highest average in over a year. With Riviera approaching sellout, this is a trend worth watching closely.
- Polynesian and Saratoga Springs also posted solid, steady gains, reflecting consistent demand across both premium and value-oriented resorts.
One outlier worth addressing is Disneyland Hotel, which showed a sharp increase. However, this is based on a single contract sale, making the data less reliable as a trend indicator.
What This Means Going Forward
The big takeaway here is that market fundamentals haven’t changed—but supply has.
We’ve now seen:
- The introduction of the $500 resale admin fee
- Direct price increases across multiple resorts
- Continued ROFR activity
And yet, the most consistent driver of pricing continues to be inventory levels.
If listings remain low, expect pricing to hold or trend upward. If inventory begins to rebound, we may see stabilization—but for now, the market is clearly favoring sellers.
