DVC Resale Market Trends: What to Watch for in 2025
As 2024 comes to an end, it’s time to look forward to 2025. Whether you are looking to become a DVC Member in 2025 or you are eyeing that next add-on contract, here are some predicted trends for the DVC resale market to watch for in the year ahead.
Polynesian
While the Polynesian saw significant Right of First Refusal (ROFR) activity in 2024, activity should be low in 2025 as DVC actively sells direct contracts at the Polynesian’s new Island Tower, which is part of the Polynesian Villas & Bungalows condo association.
The addition of the Island Tower at the Polynesian is quite similar to the addition of the Big Pine Key building to the Grand Floridian, so it seems logical that the Polynesian would follow a similar trend in pricing. When the Grand Floridian was actively selling, it dropped from an average sales price of $194 per point before sales began down to $160 by the time that sales ended.
At the time of writing this blog, the average price of a Polynesian resale contract is at $170 per point. This comes after it spiked to $184 per point this past spring and then dropped to a low of $165 per point in October in anticipation of the Island Tower. At $170 per point, Polynesian resale contracts are 24% cheaper than direct contracts, which is still a good deal for those looking to make the Polynesian their home away from home.
Old Key West
Old Key West had the greatest percentage of ROFR buybacks in 2024 among the DVC resorts. In fact, there was a substantial jump in the highest buyback price as of October 2024. However ROFR activity slowed down at the end of 2024. With Old Key West resale contracts now at an average of $87 per point, they are 58% less than direct pricing through Disney and continue to be one of the most affordable means of owning points at a Disney World home resort as we enter 2025.
Animal Kingdom Lodge
Animal Kingdom Lodge was another popular buy back through ROFR throughout summer 2024 and into the fall thanks to DVC’s direct sales incentives. ROFR activity appears to be steady for Animal Kingdom Lodge, so it does not seem like it will slow down as we enter 2025. This may also give a little upward pressure to the price per point for Animal Kingdom Lodge resale contracts in early 2025.
Saratoga Springs
Throughout 2024, Saratoga Springs did not see any buyback activity through ROFR. However, Saratoga Springs had the third most points sold in direct sales (right behind the Polynesian and Riviera) as of October 2024 with over 24,000 points sold. It wouldn’t be a stretch to believe that Saratoga Springs will be a popular target for ROFR in 2025 since DVC will eventually need to replenish its supply of Saratoga Springs points. The average price per point at Saratoga Springs steadily declined from a high of $111 per point in October 2023 to $99 per point as of October 2024, but any increased ROFR activity will end this trend.
2042 Resorts
Minus Old Key West, there has been no ROFR activity for the DVC resorts that have contracts expiring in 2024, such as BoardWalk, Boulder Ridge, Beach Club, Vero Beach, and Hilton Head. In the absence of buybacks, there is no strong impetus for prices to increase at these resorts as the number of years left on these contracts continues to dwindle, other than a smaller inventory of contracts for sale. As of 2025, there are essentially 16 full years left on the contracts since they expire as of January 31, 2042.
