DVC Exercises Right of First Refusal (ROFR)

Year-to-date (YTD), Disney has exercised their right of first refusal (ROFR) on 24 Disney Vacation Club (DVC) contract, and DVC Resale Market (DVCRM) has sold 916, resulting in a 2.6% buyback rate (Contracts Bought Back in 2025/Contracts Sold in 2025). The 2025 waiver rate is 97.4%.

Key ROFR Updates

The ROFR Monster is officially awake and active in 2025! February continued the trend of the strongest start to the year since 2022, with Animal Kingdom Villas leading the charge once again. Nine more contracts were bought back at the resort, bringing Animal Kingdom’s rolling total to 51 buybacks since ROFR activity resumed for the resort in August 2024.

But while Animal Kingdom’s buyback dominance was expected, what really caught my eye this month was Grand Floridian.

Grand Floridian Buybacks – Prices on the Rise?

Disney bought back five Grand Floridian contracts this month, but here’s the real kicker—all were taken at prices between $155 and $163 per point!

To put this in perspective, just last month, the highest price Disney paid for a Grand Floridian contract via ROFR was $131 per point. That means we just saw a staggering 24.4% increase in the highest ROFR buyback price in just one month!

And here’s why that matters – $163 per point is essentially the average resale price for Grand Floridian right now. If Disney continues buying back at these levels, it could put upward pressure on resale prices, making Grand Floridian an interesting resort to watch in the coming months.

What Does This Mean for Buyers?

  • Animal Kingdom Buyers – Be Ready for ROFR! With 12% of contracts being bought back, if you’re purchasing an Animal Kingdom contract, it’s wise to plan for a potential buyback and have a backup option ready.
  • Grand Floridian’s Market Could Be Heating Up – If Disney keeps buying contracts at $163 per point, expect sellers to start adjusting their prices accordingly. If you’re looking to buy, now might be the time before prices adjust.
  • Old Key West Remains Low Risk – With only 1.4% of contracts bought back, buyers can feel pretty confident that their contracts will pass through without issue.

What is Right of First Refusal (ROFR)?

For those new to the concept, Right of First Refusal is the option Disney Vacation Club has to purchase any resale contract after a sales price has been agreed upon, and the contract has been executed. Each contract must be forwarded to DVC for review.

DVC typically takes no more than 30 days to review the contract. At their discretion, Disney may step in and purchase the property themselves at the terms agreed upon by the seller and original buyer. DVC then becomes the buyer, and the purchase is complete. Once DVC is the buyer there is not an opportunity to come back with a better offer in hopes of still purchasing the contract.
